Maple Oaks Apartments

"My Husband and I had been looking for a new apartment for a few months. When we came across Maple Oaks, we both knew we had found it. The website is misleading, the apartments are not as upgraded than what you see online; however, we decided to give it a shot because of how honest and upfront Mary was. She truly showed she cared about the property and improving. Our lease will begin soon and I just hope I do not have to edit/update this review. We are looking forward to it! Update: We broke our lease due to many factors including mice, mold, flooding whenever it stormed, being overcharged, and more. I really liked this townhouse but there were too many things I could not let slide."

"As of 04/16/2023 I’m finally within the last month of being trapped in a lease with Maple Oaks. My experience here has been the farthest thing from pleasant. Water damage they refuse to acknowledge, literally won’t come into my apartment anymore since I made the maintenance report! A dish washer that was broken and caused flooding in my apartment since day one- took 8 months to replace. Less than 1 month since new dishwasher was *FINALLY* installed, and it’s already not turning on and is falling backward into the cabinetry as it was improperly installed. Last year during the summer my ac stopped working and they let my family sleep in temperatures upwards 90 degrees, and still have yet to fix or replace it lol crazy- you sign a 13 month lease and they don’t care that an essential appliance doesn’t work for more than half of the time you PAY to stay here. We have reached out in every possible avenue to get these issues resolved. Unfortunately Bryan(new property manager) has even called twice with big apologies and promises to come with maintenance at a scheduled day/time and fix the big issues- and then NEVER showed up or communicated a change of date. We followed up with Tina in the office 8 days after they promised to come fix our AC, Dishwasher, water damage, mold creeping in etc… they said they were sending Maintenance Friday and guess what- it’s now Sunday with no maintenance visit and no communication about a change of plans. The only thing you can depend on Maple Oaks for: to consistently Set expectations they won’t meet. Don’t ever expect honest or effective communication- it’s not going to happen here."

"UPDATE: After being here for 9 months, my experience has not been near as positive as we had hoped. While everyone on the Maple Oaks staff is friendly, they are VERY likely to set expectations they don’t intend to meet. Need maintenance to fix something? Anything? Good luck. I’ve had problems since move in that STILL haven’t been addressed, even when I’ve submitted online maintenance requests, called, even went and sat down to talk with Bryan (manager) at which point someone came to look but didn’t return to make fixes until after multiple calls. Currently, my dishwasher has been out of commission for 3 weeks. I called 3 times and submitted an online maintenance request as well as went to the office to check in. After it was “fixed” last week, I had to call again Monday morning because my entire kitchen had flooded. Once again, I called the office and was promised “I’m sending them over right away! They will be there shortly- you’re going to be home right?” At which point I cancelled plans to stay home- AND NO ONE EVER SHOWED UP. Or followed up. It’s now Friday and guess what- dishwasher stilllllll broken. I swear it’s like pulling teeth to get anyone to *actually* help, and the experience has been beyond frustrating. These buildings are old which would not be such an issue if they were well maintained- they aren’t. Extensive water damage, bullet holes in my front window, a sliding back door that wasn’t fit properly and is tearing from the wall, black mold creeping in from the water that comes through the door (it was never sealed with caulk), broken cabinets, broken toilet etc. All issues I’m still fighting to get taken care of after 9 months. To say I’m disappointed would be an understatement. Perhaps if the Maple Oaks team took better care of the tenants who already live here, they wouldn’t be scramming to flip units for new movers constantly. At this rate, they’ll be flipping ours too as soon as this lease is up. Overall, if you have no issues in your unit, Maple Oaks is a wonderful community that I feel safe in. Attention and care of the tenants living here though, that just doesn’t happen the way they promise unfortunately. Original review, which was requested multiple times before we moved in (probably to help hide the negative reviews from people who’ve already had a lousy experience.) : I’ve just been accepted to live at Maple Oaks, and I’m so excited! The perfect little community tucked away in Middletown. Mary and Brian have both been so helpful and responsive through every step of the process, which is what swayed us to choose Maple Oaks. We move in next month, and I’ll be sure to update my review after a few months of living here."

"Lived here for about a year and a half. Been extremely happy with the neighborhood. It's very quiet, after the initial year lease they have many options and work with you on the timing. I recommend this place to all my friends that are looking for places to live. Mary and Brian are great to talk to and work hard to make everything fair. For instance my rented washer and dryer broke, ge was giving everyone the ring around on the warranty, Mary took 2 months of the rental price off and kept on Ge and her higher ups to get it fixed for me."

"My boyfriend and I lived here from August2020-August2021. Overall our experience was mediocre at best. We experienced several issues and for the most part received 0 help from the property manager Mary. We noticed immediately after move in that this wasn’t the place we saw online, nail holes in the walls, doors painted to the frame, backwards knobs, our toilet was LITERALLY in the wall, Bathroom sink hung on by a thread and required several repairs, all of which we did ourselves. our thermostat wouldn’t operate properly and we had to threaten BBB to get someone. The upstairs of the apartment was over 90 degrees every single day. Trash littered in and around the complex and every building. Graffiti on building walls, old appliances, rotted laminate flooring, and the list goes on. Anytime we had brought an issue to Mary, she not only did not help us or return phone calls, but chose to verbally insult us instead on repeated occasions. Always has an attitude, and everything is your fault. The photos on their site are not what the apartments actually look like. I have pictures from my back yard that I will be uploading. Please if one review sways your decision to move here or not let this be the one. Now the reason I am even giving one star is because Brian not only remember our names but was always respectful."
