"Unfortunately lived here for 3 years. Company was bought by Harbor Group towards the end of my last least with trotters. Previous ownership was decent, harbor group is a disgrace to management companies everywhere. More than once I was sent bills that had nothing to do with me, and had to be disputed above the incompetent people working in the office. Never once was I even a day late on rent here. Communication from the people in the office was laughable, never followed up on issues, never showed a sense of urgency and never answered the phone. Things got BAD when I told them I was moving out. They immediately started sending me predatory letters spelling out how costly it is to move and how its best i just stay there otherwise i would be paying way more out of pocket to move. Once i told them that i was absolutely leaving and not signing another lease, is when things got bad. The office manager refused to send leasing history to my new apartment, refused to speak to them on the phone, and refused to even respond to an email. They then decided to do an inspection of our apartment immediately. The maintenance men came, and I made sure I was home during the inspection. Walked through the apartment with them and confirmed there were no damages. Fast-forward to 6 months later and I'm being contacted by debt collectors advising I owe nearly $2000 in damage fees. Never once was i contacted by trotters or anyone from harbor group. It was sent directly to collections with no warning. Harbor group manages a wide array of slums across central Ohio. If you can afford it, look elsewhere or it will be a headache on your way in AND on your way out. I truly have never had a worse renting experience."
"The apartment itself is a good size and the property is well kept despite the best attempts of some residents to leave a huge mess. Some mild issues with dog droppings and general trash in the community areas but these are dealt with as best they can manage. My main gripe and reason for moving out/docking a star on this review is the amount of additional fees/paperwork the new management brought in. Examples that immediately come to mind are them attempting to sell their renters insurance to you despite already having coverage that exceeds their requirements as well as having to pay for pet documentation through a third party on top of a fairly steep pet fee. Everything feels like you are being served fees to cover losses on bad tenants. Units are in the middle of slight updates at the time we left (appliance replacements, AC replacements, removing carpet from Living room space) and the balcony spaces were replaced in 2022. Overall, during our 3 year stay, we enjoyed the property and the rent used to be quite the good deal. Now rent feels slightly bloated for the area but I also suppose that is true just about anywhere you go. Ended up getting a mortgage for a house just slightly higher than here (Started at $925 in Summer 2020 and left at $1150/month in Summer 2023 for their 2 bed ~1000ft^2 model)."
"Good place to live. Pretty quiet but good luck finding parking close to your apartment. Also many residents do not clean up after their animals and the ones that do it’s their job to take out ALL of the poop bag pins around the complex, which is not the residents job. Moved in months ago still don’t have a pool code and have contacted many times and had to repeatedly ask for garage opener. Assigned parking would be a life saver because people that don’t live there will take up all the spots before you can park. Maintenance is great but office workers don’t answer often and will never contact you back."
"We like living here. But neighbors keeps blaring music and TV, where our walls vibrate i have called the office and sent emails nothing is done. Brian the maintenence guy is very nice, the other one doesn't seem very friendly. Rent is getting very high but our apartment has no upgrades. They told us we had to replace our carpet, even though when we see ppl move out they remove the carpet. Plus side we love the pool, but these teen kids ( bright red hair)with bring like 5-6 ppl with him and bringing a stereo blaring Inappropriate music when kids are there, makes me uncomfortable and feels like we're in the ghetto. I really wish we had a new faucet as water pressure is extremely low..."
"I’ve lived at Trotters landing for a total of 4 years (with a gap year due to covid) I’ve had a decent experience for this being the only apartment I’ve lived at. I’m glad that Harbor management group took over and implemented an online paying system. Their maintenance team have responded quickly to my few requests and even came out at 12am to fix my heating! The pool is a great amenity, I used it several times last summer! Units are rather spacious (I’ve been in a 2 bed, and currently in a 1 bed). Overall, I enjoy living here."
