"My daughter has been happy living here as a U of T student. It has a great location and she is comfortable and safe. Her unit is in good condition and if she has needed maintenance they respond in a timely manner"
"I have had an incredible experience living at University Hills. The staff is caring and friendly. The maintenance team prioritizes work orders to better assist residents. I have never felt unsafe on the property. The parking lot accommodates all residents and their guests. I highly recommend living at University Hills."
"One of the best off-campus Student Housing Places you can choose to stay. It is very near to the main areas of Campus. They have a vibrant community and the management team makes sure, everyone here gets their best experience while staying here at UHills. ~ From a student"
"The staff are uncaring, incompetent, and lazy, and more interested in your money for their lame events rather than actually keeping their buildings habitable. My building was falling apart and decrepit. I had a foundation leak in my unit that caused the area around my patio to flood any time it rained heavily. My unit flooded on 4 separate occasions, and management did nothing meaningful about it besides give me a fan to dry the water, even though there was clearly mold growing behind the wall, and caused me allergies and other respiratory issues. The 4th time it flooded, my maintenance request went completely ignored. There was always a mildew smell in the hallway, and the carpets always looked stained and dirty. The walls were always dinged up, and maintenance didn’t replace the burnt out lights in our hallway until almost the end of my lease. There was only one working washer and one working dryer the majority of the time I lived there – the other washer was always out of order or flooding. I also saw cockroaches in the hallway outside my unit more than once. Also, one day management decided to cut all the bike locks and take our bikes away without any notice. I thought it was stolen, so I went to the leasing office to see if there were thefts, but they explained they cut them and moved them away. They left the bikes unsecured next to the maintenance building. Luckily, I claimed mine before anything happened to it, because outsiders not leasing at UHills would frequently come and dump their garbage in our dumpsters, so it’s likely that the other bikes were stolen or simply brought to the dump. They also told me they would purchase me a new lock after destroying my old one, but never did. This place is a dump – do yourself a favor and look elsewhere."
"University Hills is a comfortable place to live, has a fairly quick maintenance response time, and is very convenient for walking to classes on Toledo’s campus. However, there are some problems that I have had which is why I only give the complex 3 stars. The biggest problem University Hills has is their attention to detail. When I first moved into my apartment I had to make a lot of maintenance requests. These requests included fixing a leaking sink, unplugging my shower drain, fixing a drawer that was broken, adding blinds because some were missing, resealing/painting the bedroom window, replacing my screen door because it had holes, painting over cement that dripped from bricks they put back in place but never made look nice, replacing a mailbox lock because it didn’t work, and replacing the blinds in my bedroom because they couldn’t support themselves. This seems like a lot to have to request when you first move in. I also cleaned off my patio the first day I moved in because it was full of leaves and moss and had tiny plants frowning as well. There are also some other issues dealing with attention to detail but they are not as big and I feel My list gets the point across. The second problem I have, is that with today being the first major snow day that I have lived here, the plow does not look like it has come and it is 9:20pm and it stopped snowing around 6:00pm this is after residents were sent a letter saying that management would do their best to keep the parking lot clear and sidewalks clean. This is my reasoning for the ratings I give this apartment."
