"The reason I’m giving Invitation Homes a five star rating is because of the move-in orientation that their maintenance tech Patrick Presented to me and my family. He was Thorough, knowledgeable, and went over every single detail that was important for me to know. He was friendly, and made us feel very comfortable. Patrick is an asset to Invitation Homes. The area of improvement needed During the leasing process. The leasing consultant would never pick up the phone. It would go straight to voicemail. If I had not fell in love with the home, I would’ve given up and gone somewhere else because of that experience"

"I’m going to start off by thanking all of the maintenance techs during the first 5 months of our lease with invitation homes that have come to fix our broken A/C, oven, fridge, 3 fans, both toilets, the roof leak, and are in the process of fixing the nice hole in the ceiling. I also want to point out the AMAZING customer service of our “property manager” Mara Alers, and her very timely responses to our emails, taking only a very considerate 2-3 WEEKS to respond to property damages and leasing issues. Oh she’s so great letting us know that after no response for 12 days and spamming her inbox that we will expect to get a follow up response in 5-10 additional business days after our ceiling collapsed into our living room. And also the invitation homes office telling us that they won’t provide us any proof of the property damage to provide our rental insurance company to process the claim for our personal property damages and living accommodations during the ceiling repairs which still have not been repaired after 17 days. Yes, you read that right, we pay FULL rent to live with a 3 ft wide HOLE in our living room ceiling. Now the lease does say you can get your rent reduced if the property is deemed unlivable by the landlord for property damage. I guess the new home feature of half a skylight isn’t considered unlivable. It actually means we will be paying even more subsidizing their failure to maintain the property properly with a continuously running dehumidifier in the home for 7 days. Isn’t it nice how they let us get to cover the utility expenses of that? I love how convenient their ac filter delivery service is too. For a low low price of $9.95/month you can get TWO filters every 90 days. Oh don’t worry about that clause in the lease that says you can be charged a fee if you’re found not replacing your filter every 30 days though. WE JUST LOVE RENTING WITH INVITATION HOMES!"
"We recently moved out after 1 year living in one of these properties. In the year we stayed here, the back yard fences broke twice, the disposal, sink, and internal pipe fixtures failed, resulting in massive water bills and a week long period of no running water, a garage door the failed after 3 months, and multiple rounds of pest control which was paid out of my pocket alone. The yard as well was just a massive pile of sand with leaf litter inches thick. There was always a week long wait between when a work order was placed and when IH approved for the work to be done. This always left us, the renters, without a proper home to live in. When work finally was done, it left the house visibly scarred where they were working (such as our garage after plumbing was installed by IH during our lease). After deciding to NOT renew our lease, we went through the house and cleaned every inch, patching any hole, growing grass and trimming it so there was a proper yard, painting the walls with the paint IH left in our house, and assuring the property (now with upgraded piping, garage, door seals, lights, and others that were replaced during the short time we lived there), we were slapped with almost $500 of “damages” that needed to be done such as $327 worth of paint, $40 for bogus service charges, and another multiple small charges for undisclosed services. I recommend if you are to rent a property, do your due diligence and DO NOT rent from invitation homes if you care about living in a functioning house and getting your deposit back. *attached are the move out photos. The garage being the most notable “damaged” portion in which IH ripped everything apart in order to give us running water"
