"Lived there for 1year. Pros: Nice building and amenities. Cons: current and future tenants be aware-your security deposits will never be returned. Your emails will never be answered. You wont be able to transfer to another unit-smaller or larger, whether your family grew bigger or not. No transfers. They will ask you to submit another application (give them more deposit that they do not return) and it will take them months to answer it (although your docs are complete from day one). -There are no keys, just apps that often do not work. So at times you wont be able to enter the building or your own apartment. They wont bother to help you if it's weekend. -Once there was no electricity (nor internet) for 3 days. You would think someone would send an email, inform us on when should it come, what to do...Did not happen. Neighbors gathered and tried to help each other as some apartments had internet and some not. -internet comes and goes yet you have to pay top price for it monthly. It's expected that you call the service and fix it on your own every time. -I was told and got in writing that garbage fee was $10/month or so. The whole year they were charging me $35-$55/m and disregarded documents I provided stating "yes you have documents and emails from our management, but it was not stated on your lease". Some neighbors did get their money back though. So all in all, if you have to live there, carefully look at the lease they are giving you, ask for everything in writing-not even email but signed paper w/stamp if possible, and definitely forget on getting back any of your deposits."
"This apartment complex is the best in terms of luxury and price. I feel very secure especially when moving to a new state, Amber Dames at the leasing office is amazing she helped me through everything and was also patient with me. I would give the staff a 10/10"
"The management stuff has the most unprofessional behavior I have ever witnessed in my entire life. They are rude, racist, don’t care about anything but charging you non existent fees. Be ready that your bills will go higher every month, even though your lease agreement says that you have fixed amount. They will feed you with promises to refund you but they will never do anything. You can read other reviews about security issues, electricity outages , pool etc. As a result, more than half of the tenants are moving out or have already done so. The prices have already significantly decreased compared to what they were 6-10 months ago. If you want to stay and upgrade your apartment for a better price, they won’t let you do that unless you pay $1500 (last week it was $1000, lol) for them to send you a new lease. Good luck to this sinking ship."
"The management at Pegasus seems to disregard the welfare of their residents, diminishing the quality of life in what was once a commendable building. They consistently neglect basic amenities; the pools remain uncleaned, and the windows gather dust and grime, clouding our view and our spirits. A further testament to their apathy is the broken garbage chute, compelling residents to lug their trash all the way down to the first floor - a needless inconvenience. Their actions, or lack thereof, were especially evident during the hurricane. Power outages are understandable during such events, but their deliberate decision to not restore electricity for nearly two days was more than an oversight. It felt like a power play, a petty demonstration of control, resulting in the spoilage of our food and discomfort of many. Additionally, the parking situation is far from what was promised. The garage, supposedly secure as per our contracts, remains unguarded and open, a stark deviation from the secure parking we pay for. This disregard for our contracted terms and basic living standards reflects a management that prioritizes control over resident satisfaction and safety."
"I live here from February 2023. And love place and neighbours. And every thing was good. But 3 months ago was changed management company for Pegasus And it was started hole disasters Bad cleaning , internet in coworking didn’t work, lutch system on front door still doesn’t work. Some strange people can come and sleep in lounge zone. Or be near your door. It dangerous for me and my kids And the last issue it’s after the storm, lightning was off. And it’s already two days without power and electricity. I can’t cook, I can’t work, can’t charge, kids can’t do home Work. I paid extra money for food and have a lot of stress. It’s horible. And management still didn’t solve this, and didn’t answer 2 buildings stay without power And it’s only 2 buildings in all Miami Dade area"
