Waters Ridge Apartments

"I moved in at Waters Ridge Apartments in July 2023. I had read some reviews before I applied. Some good some bad. Usually, it's the bad ones that stick with you. I still forged my way into the office with all the reviews I read. That's what the world is about now. Since I have been a tenant with the complex, I have no complaints. The staff is awesome and professional, and this is new to me they are friendly all the time. I will be honest I've had some struggles since I have been residing here financially. They have been understanding, not harassing me. I'm always upfront with them about everything. They have shown me grace in my time of trouble. I thank God for them. Because this doesn't happen every day or everywhere. If they see me walking with my trash, they take it and dump it. I had boxes broken down on my patio. I remember mentioning it to someone in the office. As a joke about something the next day, the box's gone. That was not their job to do, but they did it anyway. So, now I say all of this don't judge a book by its cover. Every review I had read prior to moving in, I never mentioned them to the staff. But their works of action prove them all wrong."

"Im going to be straight up honest with you This was luxury when they first built these in I think 2007 ONE SIDE building 1-4 .on this side( only) they gave you the big oval tubs and appliances were up to date however go see building 5-7 (built years later) they all have hardwood floors(charging you for them ) no oval tub and updated appliances . I’ve lived on both sides . Let me be honest with you 1-4 buildings are infested GERMAN COCKROACHES! Thee worst roach because they breed to quickly . That spray isn’t going to do nothing it’s an INFESTATION PROBLEM ! These cleaners they have are the 3 maintenance man’s CTFU ! They fix things not detail clean after a resident leaves . You will walk in to a bottom of the barrel cleaning because MR. waters is too cheap to pay for cleaning ! So cheap he cut everyone’s hours up front ! He don’t know how to run a complex he doesn’t put no money back into these apartments! These are equal to Ryan oaks down the street, or INCOME BASED APARTMENTS ON ALDEN ST. When I tell you building 1-4 everything is old door handles , sink facets, refrigerator, washers dryers light fixures(rusted) carpet (which keeps bacteria) your rent will go up EVERY YEAR with these old appliances and nothing upgraded (the residents paid them off years ago and your being charged for them still lol) the maintenance mans are about to retire they don’t care to clean your units and replace anything ! It’s always a new maintenance worker .The dish washers are old and filthy inside (they don’t clean nothing) when I move on they even left an old residents toilet scrubber and plunger !! They drive around looking do a spot to hide and smoke ! the club house is TINY ! Mr.waters is cheap and want to complain about the school building another school so he don’t have to upgrade these apartments! Your kids have no where to play but IN THE PARKING LOT which is dangerous or in the grass areas where there’s nothing but dog poop! Which also means you’ll here kids running all over your ceiling since no where to play outside . ! If you move here don’t move in them old buildings 1-4 you and them German roaches will live luxurious together!! We don’t know each other but if you absolutely don’t have no where else to go then consider these but luxury DONT LET THAT SIGN FOOL YOU ! yes of course the sq. Feet is much better than any apartments. 1st floor apartments oh homeless people will walk on your porch and steal your things for sure! Lina (she family some how) fake her and Patrick(the owners son) Ben is new (owners grandson by marriage married to Patrick’s daughter ) basically they all family here they keep a tight ship ! Mr waters has nothing better to do you’ll see him walking around too much time on his hands , well if you have that much time upgrade these LUXURY APARTMENTS AND GET THESE ROACHES OUT THE DRYWALL !! No one stays here past 2 -3 years . Im being honest as possible! Make these people upgrade these apartments! I have 4 children and I’m happy we got out of here I BROKE MY LEASE ! ! Oh yeah no elevators so don’t live on the 3 floor good luck !!we got tired of up and down. The pics below are German roaches with babies and they don’t even clean the outlets roach poop all over them (my second pic) . Valet trash boy lives out here and he don’t come but at 11pm so trash is always piled up at someone’s door step ! Now it’s quiet out here and the apartments are nice inside if you look at square feet but pay attention to detail these aren’t luxury! Take pics pieces of the floors are missing don’t get charged for them !"

"Great location, fantastic staff. Stayed in Waters Ridge the past few years and it was a wonderful experience. Very smooth move in/move out process. Maintenance staff was fast and friendly. The central location was a huge bonus. Lived in a 1br and then a 2br- both were very spacious and clean. Would highly recommend this complex."

"I stayed at Waters Ridge for 3 years in 2 different Units. My experience was very positive. Fantastic staff with quick response times to any questions or issues. I've lived in over a Dozen apartment complexes and this was one of my best experiences. The Management is very caring and friendly as is the Maintenance staff. Just an overall smooth and great experience. The location is also perfect being right between Atlantic Blvd and Beach Blvd. You can get to the airport, Downtown, or Town Center in 20 minutes or less. You're also right off 295 which is extremely convenient. Highly recommend Waters Ridge for anyone looking for a New place in Jacksonville that likes convenient location, large clean apartments and a smooth move in process."

"I lived here from 2020-2022. * Great place you live. * Maintenance handle my problems in a timely manner. * Nice and friendly neighbors. * Office is willing to work with you! Just reach out and keep them informed! *Pool and gym are clean and usable. * The only problem I seem to have is that I worked night shift and upon coming home 7/10 times there was always someone parked in my assigned parking spot. However, you can report it and the office is pretty good on finding out who it belongs to."
