Fountains at Deerwood

"I moved into the Fountains at Deerwood in December of 2023! Everything has been wonderful since moving in. The office staff and maintenance team are super friendly. The leasing process was super quick and I received responses promptly when I reached out with questions! Maintenance is on top of maintenance requests and is on-site within 24 hours of a request, even for small things like a screen-in porch fix. The property is super clean and well-maintained. I was worried about moving in due to the negative reviews, but all of them have been false from my experience. The Amazon locker on the property is a great addition therefore you do not have to worry about packages being stolen. There are some slight issues with the top floor being uneven, but that is bound to happen with older apartments, no matter where you go. I recommend looking into these apartments!"

"Pros: The location is very convenient, super easy to get on 202, 95, to town center, etc. It feels generally safe, I walked my dog at night alone as a single female and didn't feel unsafe. Well lit, and neighbors are generally nice. Apartments are large, Our three bedroom apartment was huge and the price was good. Maintenance is friendly and kind and comes quickly. Seriously such lovely people. Cons: The R O A C H E S... I'm genuinely sorry I have to write about this because I really did love living here, but we were at an all out war with roaches. It was horrible. Roaches crawling all over the kitchen, falling out of cabinets when you opened them, in the pantry, in the mixing bowl. Even in the dishwasher. No matter how clean we kept it, we just couldn't get rid of them. As a side note: Whatever you do, DO NOT VENTURE OVER TO SONOMA (the next door complex) I walked my dog over there one day and felt incredibly unsafe. Sketchy guys eyeing you, people walking around acting suspicious, apartments are literally falling apart and the pool is green. Super creepy. The Fountains is quite safe though."

"This place is so nasty the plumbing suck maintenance suck u see them all the time they don’t do nothing and if they come help you your problem is never solved when you flush toilets water comes from under the toilet plus there’s mold in the wall I recommend looking somewhere else to live only move here if you just have to which I’m sorry if you do. There was mold in walls and ceiling which cost whole in ceiling and wall please if you need some where to stay go look somewhere else I repeat go look somewhere else"

"0/10 DO NOT RECOMMEND I wouldn’t move here even if this was the only option available. TRASH APARTMENTS. MAINTENANCE IS TRASH. MANAGEMENT IS TRASH Pluming is completely BAD! had to call maintenance often about the toilets flooding the entire bottom floor after taking a shower, of course the maintenance guy blamed me for it instead of having an actual plumber come out, AND THE ONE TIME A PLUMBER CAME OUT I HAD TO PAY FOR IT….. Office is very nonchalant. Management told me to leave within 60 days without any explanation, after i leave I’m hit with a $700+ invoice for carpet cleaning, unit cleaning, and wall repair. Do they not expect wear and tear from tenants who’ve been there for 2 years???? Isn’t it their job to cleaning the apartment and carport before moving the next tenant in?? Also they claimed the apartment wasn’t cleaned when moving out, the unit was cleaned. Yes they had to throw away 2-3 bags of frozen food because i forgot it. More of the reasons why you shouldn’t move here. They are complete LIARS. Spend your money elsewhere. Clearly this place is in the business of getting over on the tenants, so many other reviews about how they come up with These crazy fees after you leave."

"I lived in a two bedroom townhome apartment here for 2 1/2 years. Compared to what else you might pay in Jacksonville, I would consider it a good find. I always felt safe, had a place to park my car close to my unit, and functioning amenities. I never had more than the average Florida bug problem and you could request to have your place sprayed if you felt like you needed it. The pools were nice (overran with kids but not much you can do about that) and the dog park isn’t much but is typically clean. I cannot say enough good things about their maintenance team. They are always super quick to provide service whether it’s something small or an emergency. With it being an older, renovated, complex there are large fixes here and there. With that said, they replace everything instead of fixing it enough to last longer. Having an amazing maintenance team made all the difference for me compared to past apartments. I had my pit bull here as they have no breed restrictions. There were many dogs in general and most owners were good. The complex will said friendly reminders via email every once in a while if they notice bad pet owner behavior. Overall, I didn’t really want to move from this complex. I wish I could pick it up and move it with me. Definitely recommend!"
