"Terrible place do not move here. I was the first person to live in my rental property for 15 months. I was told lease covers water. I did not pay for water since it was covered in lease agreement. I assumed the water would be included in next lease I was going to sign but it was not. They said I had to pay for water. Then I had issues in the unit Lennar property falling apart. My AC was out for 3 weeks and was jerked around by last management. Just recently AC/heat unit out leaking Freon and lines were crossed incorrectly I was told. After all the major repairs they did on AC/heat unit. Mold in bathrooms and horrible gray stones discolor. Last maintenance people said no mold but it certainly is. So I have been paying month to month for awhile now due to AC issues and mold. Now they are giving new deals for new tenants coming in, but what about the older tenants who have been here? Everyone gets different deals here. In my unit things need to be corrected like tub walls mold under seam and faucets not working leaking water. The new Director never responds to my emails or texts and always in a meeting. The person who answers phone really can not help. When I call office no one picks up most of the time. The last Director Jennifer was much more responsive and better to deal with. The walls are very thin and drafty windows. People are disrespectful, especially with leaving their dog poop all over property. I am constantly picking up other dogs poop on my yard and back by driveway. The grounds are a mess. Paying a lot of money here to live . The amenities fee joke for what crowded pools. Forget about the traffic on 210. Or shearwater traffic during school not worth living here anymore. Save your money and live elsewhere."
"I would not recommend this rental community due to deceptive business practices and hidden fees. I signed a renewal in October 2023 that did not mandate payment of rent on the resident portal. I learned today the property management office will no longer accept payments, and I am required to use the resident portal, which charges a monthly 3% convenience fee. I would have never renewed my lease if this information had been shared. The property manager acknowledged the change was implemented after I signed the lease renewal and stated there was nothing he could do and that he followed the corporate chain of command( his words). I asked for a phone number at corporate to discuss my complaint and was told to send an email, they do not provide phone numbers. If they will not speak to you, that's a sign they do not respect their residents. The 3% undisclosed fee is going to cost me $184 extra dollars a month, that's crazy and unreasonable! DO NOT RENT FROM THIS PROPERTY!"
"We rented a townhome for 1 year while our home was being built in a nearby community. There are so many things to enjoy about Shearwater, the community is very pretty, the amenity center is excellent, and the people really have the Christmas spirit. Overall our townhome was good, but the 3 star rating is due to the checkout process. The company that runs the rental is not transparent or is not well trained on how the break lease fee works, overcoming this miscommunication after they hid behind a large legal document, I ended up keeping the unit until the end of my lease as the math, I thought, would work out better for me. However, though asking multiple times if I could hang a tv and being told all I would need to do is spackle, the company charged me $400 for the what amounted to 8 holes that were spackled (as approved). Once being given an opportunity to plead my case via written response that this was excessive and offer that we meet in the middle on cost, $200, I heard nothing back. A week later I was sent back my deposit with the $400 (and other fees) removed. So many things I like about this community, but be on your guard as they'll take as much of your rental deposit as possible."
"Love this place! Went from a townhome rental to a single family rental. Lots of great floor plans to fit every lifestyle. The town homes are large too! All new construction with a phenomenal neighborhood boasting top notch amenities. The icing on the cake is the leasing and support staff. Always available with a smile and a solution! Have a question. They have an answer. Have an issue. They are on top of it. Best rental experience ever! You won’t be disappointed"
"What an phenomenal community! Julie was the most amazing community representative. She took me in a golf cart throughout the entire community and showed off all the amenities. It literally is a resort home with no shortage of things to do and it even includes a lazy river. I must see community…❤️"
