"I have changed my rating from 1 star to 3 stars after receiving notice that residents WOULD NOT be charged usage fees for amenities that were previously free to use. Apparently it was an "accident" that the communication went out to the residents stating that fees would be charged to use the amenities. I am leaving my rating at 3 stars due to the other items I describe below. —————————- My updated review after receiving notice that residents would now be charged usage fees for amenities that were previously free to use. —————————- I used to really enjoy living at The Pearl, but the latest announcement that previously complimentary amenities would no longer be complimentary has compelled me to update my review of this community. They market the community as “luxury living” and they used to live up to that declaration. Ever since the new management company, RPM Living, took over, the community standards have really gone downhill. I would no longer consider living here as “luxury living.” The apartments are generally nicely appointed and comfortable. I’ve always found the staff to be pleasant and accommodating. Unfortunately, the staff is handcuffed by the management company, RPM Living. When I first moved in, the community offered “luxury” touches like complimentary snacks and drinks, the amenities were available to use with no additional charges, the coffee machines offered many options, the grounds and common areas were kept neat and clean. Now, no more complimentary snacks and beverages, you must pay A LOT of money in non-refundable “usage fees” to use amenities like the golf simulator ($50) and the movie theater ($100!). Outrageous! No more lattes or espressos offered by the coffee machines. The common areas, especially around the buildings and in the breezeways are not kept clean. For example, the garbage dumpsters are always left outside in high foot traffic areas of the parking lot of building 1000 and there is always broken glass and trash strewn about these dumpsters. This is unsafe and unsanitary, not just for the residents, but for pets too. I always pick up after my pet, but others do not. There are feces all over the limited grass areas that are available to walk pets. There are anthills all over these grass areas too. So dangerous for residents and pets. I just renewed my lease on a month to month basis for $3400 per month for a 2 bedroom apartment. At these prices, I expect a lot more attention to detail and not the nickel and dime mentality that the new management company has introduced. So disappointed in what was once a very nice community. At this point, I can’t wait to move out. —————————— My original review written shortly after moving in back in 2022, while the property was managed by Davis Development. —————————— This is a brand new apartment complex in a great location. Compared to comparable apartment complexes, I don’t think you will find a better option than The Pearl. The units are brand new, beautifully appointed, quiet, and very comfortable. The staff is top notch by providing very personal and friendly service. My leasing experience was great thanks to the personal attention, friendliness and responsiveness by Sarah Robertson. I’ve also had great experiences with the maintenance team, specifically, Tito and Braden. The amenities are terrific and the always available snacks and drinks, that are complimentary to residents and their guests, is a really nice touch."
"I can confidently say it's been an amazing experience from day one. The staff here is incredibly attentive, friendly, and always goes above and beyond to ensure residents feel at home. From the moment I moved in, the staff made sure everything was seamless and that any questions or concerns I had were addressed promptly. Whether it's maintenance requests or general inquiries, they handle everything with professionalism and efficiency. The amenities offered here are top-notch, from the well-maintained gym to the inviting communal spaces. The attention to detail in maintaining the complex is evident, and it truly enhances the overall living experience. Additionally, the location is fantastic, with easy access to shops, restaurants, and public transportation. It strikes the perfect balance between convenience and tranquility. Overall, I couldn't be happier with my decision to live here. The management and staff truly care about their residents, and it reflects in every aspect of living here. I highly recommend this apartment complex to anyone looking for a comfortable, welcoming, and well-managed community."

"Our first impression of The Pearl was great, back when my wife and I did a tour in Nov 22'. We ended up moving in right away, and were very pleased with the staff, the amenities, and the general upkeep. New management took over in February, and have failed to match the standard that was set when we first moved in. Such as the luxury of having complimentary snacks and drinks in the lobby, spring waters and sports drinks in the gym, and cafe, etc. Also the upkeep seemed to fall off as well. We went to the golf lounge recently and the snack tray which used to be packed was empty. Then we went again, and they completely took the snack tray away, left the fridge empty. Not to mention the place looked like it hasn't been cleaned or vacuumed for months. General upkeep has really fallen off. With stained carpets, dirty floors, and empty fridges/snack trays. Something ultimately so simple, that new management has already failed to accomplish. A bigger issue for us is something that came up the first month we moved in, and has progressively gotten worse since then. In the HVAC closet there is a pipe that is directly connected to the septic system and is completely opened at the top, allowing for the sewage smell to seep up, and go through the units ventilation system, basically circulating the smell throughout the entire apartment. We brought this up to maintenance, and they basically just told us "it is what it is", and gave us a lemon scented drain cleaner to pour in there, that did absolutely nothing to help with the smell. Luckily, I took it into my own hands and have covered the pipe, reducing the smell by roughly 80% First impression in November 2022 when we moved in was definitely 5 Stars. After the septic issue worsened, and new management failed to keep up with the standard practices that were originally advertised to us, and contributed to our decision in signing a long-term lease for the premium price."
"If i could give 0 stars i would. Where do i start? When i signed my lease i did so on the basis of the amenities they offered. This includes conference rooms, a golf simulator, and a movie theater free of charge for all residents. Now, they implemented a new policy where they charge for each amenity. $100 usage fee and $100 security deposit for the movie theater, $50 usage fee for golf simulator, and $25 usage fee for conference room. I could understand a security deposit if residents are ruining certain things, but a usage fee? This is the most greedy and despicable thing i have ever experienced with any apartment complex. Are we going to start having to buy pool passes? Or pay for a gym membership? Come on. Additionally, the people in the leasing office don’t know the difference between a door and a window. Some of the most incompetent people i have ever had to deal with. The apartment itself is nice, but this is the craziest experience I’ve had when it comes to living somewhere. I’m usually not one to complain, but seriously save yourself the despair and live at Mark Lane, Addison Place, or literally anywhere else."
