"I really dislike posting negative comments. But I agree with many of the frustrations others have mentioned. The last straw for me is that all of my US Mail & USPS packages (if not auto returned to sender) is now being held at the Tice USPS which is 30 mins away plus another 20 minutes standing in line. USPS location is open M-Fri only 9-5. I work in Estero, so I can’t even pick up my mail! Just not acceptable. My rent is over $3k/mo. And then- they choose to finally start closing gates overnight/early morning & guess what? My access pass never has worked (yes I reported the issue many times). It’s likely why the old owners never closed the gates. So I have to wait & follow someone in!!! And yes my negotiated renewal offer was even higher, & I will not be renewing. FYI- highway noise at night is insane & wakes us up regularly."

"We just moved in about a month ago and absolutely love it. The units are quality made and the staff is great. We will definitely be living here for a while! Couldn’t recommend it enough!"

"This complex isn’t well kept, theres litter, around the dumpsters aren’t kept clean, the landscaping is seldom done and looks atrocious. From what I’ve witnessed when my partner and i are walking speed is a big problem and management doesn’t seem to be doing anything about it, maybe it will take an accident or injury of some sorts before they take some sort of action."

"My fiancé and i went to tour the complex and look at a house and honestly i was less than impressed. As a parent the first thing i noticed was there weren’t many cameras on the property besides at leasing office and the pool but nothing else on the street and around the community, there wasn’t even a camera on the mailboxes. Theres no speed bumps or posted speed limit signs and cars were flying up & down the street. The model home i looked at had poor fit & finishing inside & out, the floor facia boards have about 1/4 gap all the way around and aren’t sealed which partially explains the rumor of red ant infestations in the summer months in addition to large open unfilled gaps between the pavers and the exterior walls. All of the concrete for things like air conditioners and electric transformers are crooked and sinking into the ground. While walking on the sidewalk I tripped and nearly fell because the caps for water, sewer & electric access are poorly located and poorly installed aren’t flush and the caps don’t fit tightly. Pool and pool area is nice , gym is tiny but sufficient, dog park is decent but poorly located adjacent the dumpster so in the summer I’m sure you have to smell hot trash cooking and deal with lots of flies. Artificial grass at dog park and in yards was another bad idea especially for the pet owners and theres lots of them, dogs instinctively want to go to the bathroom on real grass and living grass absorbs liquids and controls odors naturally instead of urine baking on plastic grass in the Florida sun. While mentioning the turf id like to add that the choice of landscaping is ugly and poorly kept, theres so much more i can say but I’ll simplify it and say that whoever designed that complex failed in so many areas including but not limited to poorly laid out not ergonomic kitchens lacking countertop space to prep food and no kitchen islands. Now that Im thinking back on my tour if i could rate it less than 1 star I would."

"They call themselves Luxury but they’re not even close, they’re very poorly finished homes inside & out as well as everything around the entire complex. Water sprinkler alarms go off when it rains because they didn’t properly seal the wiring so when it rains it shorts the system and triggers the alarms. Entrance gate hasn’t worked since the complex was built, trespassers come & go as they wish, non residents enter and use the dumpsters, cars have been broken into. Cars speeding on the street is a very big problem and management knows it and doesn’t care to do anything about it, its not a safe place for kids or pets. Speaking of pets, on the lease they exclude certain breeds of dogs but they knowingly have those types of aggressive breed dogs living there. Property management & staff has changed numerous times and theres no consistency or stability. Management is constantly making mistakes in utility billing, mistakes on leased carport spots and most recently they realized they screwed up on garages and then made threats about taking action against the residents as if it was the residents fault’s & responsibilities that they didn’t have proper records. The rent was too high to begin with and they actually had the audacity to ask for an increase in rent, the complex has never been filled to capacity and I doubt it ever will be. The absolute most the homes are worth is $1500 for 1 bedroom, $2000 for 2 bedroom and $2500 for 3 bedroom."
