"We had a condo booked with down payment made. Months later Conch Out Vacations canceled our reservation telling us that the owners were no longer renting out their condo, which was an outright lie. The condo owners were not aware that Conch Out had canceled our reservation. Find a different realtor/vacation rental business."

"We have rented with Conch Out realty for three years in a row. They have been very friendly and helpful. One year we had to cancel our vacation about a month before due to job change and the red tide situation in Florida. They worked with the owners and even got us our deposit back even though it was less than sixty days and it was not peakseason season."

"Booked a vacation rental through Conch Out Vacations website. Received a call several days later stating the unit was no longer available. No problem...tried to book an identical condo for the same price that was listed on the website, was told there was an additional $125 "cleaning" fee and the reason it wasn't listed on the website was due to a "computer glitch". OK, I will still book it, placed on a brief hold, they came back and said there was another additional "parking" fee for $50! No thanks! Won't due business with this company again. It's not about the money, its about not disclosing all of this information up front. The website has a terms and conditions clause which I agreed to, and they still tried to tack on additional fees. Think twice before booking through their website."

"NO HELP HERE! We booked and paid the required deposit for a vacation property on the gulf for March 2019. Two weeks after paying the full amount 60 days in advance I was informed my job situation changed that required me to work the 1st 2 weeks of March. We notified the rental agent on Jan. 18th to see if they could rent the 1st two weeks to someone else. He said they would try. We had not heard back in the 3 weeks that followed. When I went to their web site and searched gulf front rentals on Manasoata Key it showed NOT AVAILABLE for the 2 weeks we were offering. When I called he said because it was in the system as paid in full and they could not change the availability status on the computer. I asked If we cancelled the 1st 2 weeks would it show available then. He said yes but did not think the owner would agree to it. This is very frustrating knowing someone could vacation a prime spot in a prime time that IS AVAILABLE but neither the the property manager nor the owner want to help. There goes $3,000 of my hard earned money wasted. They got my money but never again from me."

"This company knowingly set us up with a vacation during a red tide. The red tide produces poisonous gases which were making us cough and left the entire beach covered in maggot filled dead fish that had obviously been there for a while. We're not talking one or two dead fish, we're talking HUNDREDS of dead fish and eels littering the beach where our kids were expected to play and swim. We had scheduled our vacation only one day before we arrived...they knew it was currently happening yet STILL did not make us aware. We couldn't breathe without coughing or walk on the beach do to dead puffer fish everywhere, which are poisonous. When informed of it, they told us no one else was complaining about it and they were "dealing with it and we should do the same." It wasn't until threatened with legal action did they even consider contacting the owner for a refund. It was the owner of the house that made it right, not the rental company. Conch out "graciously" offered to pay for the cleaning fee which was a feeble attempt at preventing us from leaving an honest review. Thanks for nothing, Conch Out...for only worrying about taking people's money and not their health & welfare."
