"Lived here last year and the noice from Upstairs got me to a point we had to leave I contacted the leasing and they didn’t do much I believe the insulation in there is real Bad and the only way of staying happy is living in the 4th floor ! Rent was crazy expensive also including a 125$ fee for a wifi that doesn’t work the water bill and electrical was always high for an apartment , the jacuzzi also never worked and no one ever clean the grills !! The only good thing about it is that is a new complex and the maintenance people are real nice and fix your issues quickly !"
"Water bill is always high! Do not move here! I have had at least 6 water bills that were ridiculous. I am a single person living in a one bedroom and my water bill has been as high as 97 dollars!! All residents pay an average of all water used in the community. We are not just being charged for our own meter, it is an average of all water being used on property. Wifi constantly goes out as well. You will have to upgrade your internet to get it to work. Amenity fee alone is $125. If you work from home don’t bother moving here! The water issue has been going on for over a year and the complex still can’t explain how the water is being billed or the breakdown of costs! Complex is charged a flat rate for common usage area and the residents have to pickup the tab for the leftover usage of water, this could include irrigation, gym, pool etc. Read the utility agreement before signing a lease here! Please ask how the water is billed before moving here. Guaranteed you will be confused. See page 2, paragraph 2 of the utility addendum to get more clarity, This is a separate document from the lease agreement."
"I have been at the Oakland on Avenue for 15 Months. I have a fantastic apartment on the first floor next to the clubhouse. The maintenance team is Awesome. Go, Gary!!!. The front office staff Is excellent, and I have loved working with Charity, Pamela, and Lee. You are all outstanding. You have been a great help. I'm leaving to take care of my mom and will genuinely miss my apartment and this place."
"I would not recommend this place. This place offers managed Wi-Fi. It is suppose to be great for speed and security. The issue is that you loose connection Al the time. I work from home and this was my main question before I moved in. I even call Spectrum to rest assured. Well we loos connection all the time! On one holiday weekend, we had no service Friday all the ways to Monday. Connection is lost and lags daily. You have to pay for the internet bundle which is not cheap. If I had private service I would not this would not happen. There are some people that don’t have the managed Wi-Fi and do not loose connection. Also I would not get Soectrum TV. I only need internet for streaming. This would be cheaper. The office say that they can’t do anything. The manager is never accesible. They are not fulfilling their side of the contract. Another problem is that I have had to ask directly the people from landscaping to cut the grass or better said weeds. The plants that are in the the back porch have grown way out of proportion. I had to go ask for these to be cut. I don’t want to live in a jungle. A neighbor was pulling out weeds the other day! The club house is a joke. They do not offer coffee or tea like other places and cost less. I used to live on International Drive. So no I am not downsizing. This place, forget it! If you want to have poor internet and then pull out weeds and who knows what. Then come live here. You will only be filling the pockets of ZRS Management."
"Well we have been here a year, & just renewed our lease! This apartment complex was super new when we moved in. With that there have been a lot of growing pains, some not so fun but in time have been fixed. CONs being RESOLVED or have been resolved & my advice. 1. Parking for some buildings if you don't want to walk, limited garages but get on the waitlist ASAP, it's worth it. Fire lanes have now been painted and enforced, if it's yellow or red, don't park there lol! They will tow you. It's a safety and fire hazard. 2. Storage - if you just need storage get on the list for the indoor storage units as space is limited inside the units and it's Rude & (a lease violation) to put everything on your porch and make it look trashy. We all can do better ;) U-Haul in Clermont has really nice and affordable storage units as well. I used this option until I got my garage. 3. Naughty kids (being resolved) that like to abuse the amenities and break them. Making it suck for the rest of us. I am a parent, from one parent to another, do better. It's not hard to teach children to respect other people's property, to teach them to not run up and down the hallways, to teach them to respect quiet hours. To teach them the dangers of Florida waters and why you don't get in the pond for safety and health reasons. This is our home, let's treat it like that. 4. Poop stations and dog park, we could use a poop station in front of building 1/2 like building 3 has. That would make it a lot better for us that have to walk to the dumpster. It would help alleviate all the dog poop in the front of the building as well. The dog park hasn't been well maintained with mowing & bags recently. Then pet owners not picking up their dog poop inside of the dog park (this obviously isn't the complex fault, it's a society issue) 5. SMOKING don't come here if you smoke, it's in the lease you sign. This is a smoke free community to include marijuana. People specifically choose places like this that don't want cigarettes and marijuana smoke blowing into their apartment or around their children. Respect that some people have asthma, children have asthma, for some it's an emotional trigger from traumatic things that have happened to them, the list can go. It's disgusting & a fire hazard. Go somewhere else. (Management will hold you accountable.) 6. Noise - If you can't tolerate people existing in their apartment, then get the top floor... it's Florida. All of the apartments are built fairly the same. Sound doesn't really travel from side to side but it does from top to bottom. I never hear my neighbors, but I can literally hear myself walk in my own apartment. I can hear music sometimes from residence below and every time they open and close their doors. It's not bad though. I'm just super noise sensitive. Just try to respect the quiet hours if possible there's nothing anyone can do about the way the building is structured but as a decent human being, we can respect other people that live here. PROS (saved for last to end positive) 1. Staff & management. I think it's amazing that there have only been a couple people leave and new people come in and the management to my knowledge hasn't changed. I personally have been very lucky that whenever I have an issue it's addressed almost immediately (thank you) and I am reassured they will fix it & they do! I have seen so many changes over the last year, which is another reason that we renewed our lease, because I have faith in them, & see the hard work. Everyone's approachable and kind as well. 2. Hurricane strong! This building was a beast last year in the hurricane, and we didn't even really lose power. I felt very safe.. 3. The town of Oakland has amazing people and events. Oakland PD is very prevalent. If you see something say something they will have your back. They patrol our apartment complex a lot. We want GOOD people here. 5. Oakland charter school is absolutely amazing as well. 6. Absolutely beautiful complex & peaceful. Pool is stunning. 7. Easy access to multiple places. Hope this helped! 5 stars for me"
