"It’s the audacity for me. I applied at Henley Palms and mistakenly provided the wrong banking information for the payment of the application fee of $50. After 2 days, I didn’t hear anything back from them regarding my application, so I attempted to contact their office at least 2-3 times and of course, get an AI generated leasing agent. It’s nearly impossible to speak to a live person. I was then directed to some type of answering service and the agent took a message to have someone call me back. Last week, I was checking my email and this sheisty apt complex sent me a statement for $100! Stating they charged me $50 for the application and $50 for NSF. I understand the NSF fee, however, to try to back charge me for the app fee is just nasty business practices. They never even reviewed my application, nor reached out to me, as I would have taken care of the problem. I’m so glad I didn’t end up renting an apartment here. This was truly a sign of what was to come if I had. If I could zero star rating I would. If you’re going to rent there, be mindful. I will be reporting this to the BBB and the regulators for apts."

The apartment is Huge they're very nice , The only problem is appliances are very outdated and should be upgraded they are over 20 years old..my island is loose..I do recommend this place ..I love it here ...."

"I lived at Henley about a year ago and it was everything I could need and want on a community. The location was perfect, not too far from the city yet far enough to feel away from the riffraff. The staff was great with the office and maintenance being responsive and friendly. And with them having residents events/pool parties and food trucks on the grounds often, it was just a great place to be. If I didn't have to leave Tampa, I'd still be there to enjoy their newly renovated club house. If you're looking for a place in Tampa, def check them out!! Henley at Tampa Palms"

"Buyer beware do not rent here. Management will check any boxes and tell you any lie in the book to get you to rent. Management knew the building had roaches, was left filthy for our move in and with outstanding maintenance issues, but let us move in anyways. I have had roaches since day one, I moved in 5 weeks ago. Management has all the time in the world to send out nasty emails to all the residents for asking simple questions. Such as can I use a hose hook up but not listen to or fix your problems. Below is just some of the roaches I killed from 1 night alone. It has been like this every night. I have tried for 3 weeks to resolve this amicably with the manager just to get a different pesticide company and all I got was put on a blast email to all the residence. *Edit/response- At the time of writing this, I have been on the pest control list for 4 weeks, 3 of the those weeks I told them the company did not show up or do anything. "This is one of the best places to rent. I had a lot of problems with another apartment complex and later decided to apply at The Henley. Sabrina, the manager helped me in ways that was beyond what most people would do. She was patient, kind and helpful in every way in order to get me settled into my new place. Edward, the leasing agent along with the entire team are very kind and helpful in any way they can! They tackle your concerns and get the job done. The maintenance team is one of the best I have ever seen in my life of renting. They are on every problem right away to have everything fixed in a timely manner. This place is clean and being fixed up very nicely. Any issues you may have, they are caring and concerned. They call you back and they get things done! I love the lay out of my place and what they are doing to the entire complex! It’s family friendly and my family and I love it here so far. THIS IS ABSOLUTELY A BEAUTIFUL PLACE TO RENT! A1 on my list! ❤️❤️❤️"
