"I've been living here for ~4 years now and I'm going to be honest, at first it was a little rocky. CONS: My AC kept breaking for a good year or 2 and finally replaced it when it broke down. My first year I had cops knocking asking if I called for them (it wasn't me). My kitchen cabinets are outdated. I initially asked for non-carpet prior to moving in, then they gave me carpet still. Also, no washer dryer. :( No dishwasher on mine as well but for that's alright. PROS: Love the management basically they are super friendly and warm. After the 2 year mark, my not so quiet neighbors moved out and now its quite peaceful here. Water and internet included. For the price and space on the heart of Gainesville, pretty good deal. I could tell management is really doing their best and I can see the improvements. For someone like me who doesn't need a lot of amenities, for the price I love it here. Location is good as well. My only wish right now is still a washer dryer. :)"

"Moving out in a week, 2 years here and 4 years for my fiancé. Our official review is this place is great. It's the perfect place for a UF student. Bus rotates directly upfront, on-site laundry, affordable 1 bedroom options. As soon as we needed anything fixed, they came as soon as possible never any delay. Office staff is very friendly and consistent. Apartments are small but perfect for busy students. No amenities besides laundry, but for the price that's understandable. Definitely recommend to anyone looking for affordable reliable housing in Gainesville. Thank you to the wonderful staff!"

"Madison certainly isn't a terrible place to live, it suited my husband and I very well for our needs at the time. It's affordable, and includes a lot of things in the rent price that allowed us to save money for a couple years as we got on our feet after college and grad school. That being said, we decided to leave because we felt it's not the best place to start/raise a family. We were in the back of the complex and often saw police coming back to deal with other residents, some neighbors were quite loud, and due to us being in the back by a lawn, others often let their dogs roam off leash. We have a dog who was always on her leash, but it's definitely scary when others run up to her with the owner being several yards away. Important things to consider: 1) Maintenance requests were handled promptly, typically taking no more than 48 hours, on average, for a non-emergency. Emergency requests were always handled right away. Maintenance crew did often leave a mess behind, but were otherwise quite nice. 2) Rent did increase about $10-30 per year. 3) Your neighbors will be a luck of the draw. One set of ours were wonderful. Another set were awful and we had to call the police several times for domestic disputes, not to mention several other shady things that went on. Downstairs neighbors were hit and miss. 4) This is definitely not the safest neighborhood. My car was broken into 3 times, and my husband's once. Freon was sucked out from both our cars. People have OD'd and died on the grounds, but I suppose that can happen anywhere. 5) The office staff was always prompt and helpful to us. 6) Interiors are fine, with appliances being a bit out of date, and storage space minimal. 7) You can't beat the convenience of the location for the price. Essentially, if you need a place to save some money for a bit, Madison is certainly an option to consider. I wouldn't have wanted to live here without my husband and dog if that gives you an idea of overall safety."

"I lived in a 1BR at this complex for one year. For my first solo apartment the situation was great, and the rate was extremely reasonable for a graduate student. I had more than enough space and the open parking is a huge plus as well. Leasing office staff were fantastic and I never had to wait more than a few days for my work orders to be resolved. This is the best deal in Gainesville for a 1BR apartment."

"I lived in a 1B1B in here for a year. To be honest the apartment is not new but given the price for 1B is cheap, and only need to pay for electricity, I think it is not bad. Manager Kristyn and Mike are nice and efficient, and helped me when I need. Maintenance is also done efficiently, solve problem within 1-2 days. Charged me for $60 in my deposit when move out, but it is OK as my cleaning is not perfect. Overall it is a good place for people who want to live in a 1B in a good price."
