"A decent place to live if you’re lucky enough not to get a bad unit. One of the nicest living space layouts I’ve seen in Gainesville, maintenance is responsive and quick, good places to eat nearby. There is only 1 bus line that runs by though, you’ll have to wait 30-40 minutes if you miss it. However, our experience was ridiculous. Had I not lived in this specific unit, my experience probably would’ve been alright. We 100% had the worst unit on the property, a 3/3 unit was in phase 1, first floor. First of all, upon move-in our unit was NOT cleaned whatsoever. We told management, maintenance did the cleaning, and our moving was delayed, which was very inconvenient. Second, there is a major mold/mildew issue in the apartment; no matter what we did (open up windows, keep the AC down) our belongings would accumulate mold within days. This is not normal. MAJOR renovations and investigations are clearly needed but management will continue to brush it off. There is black mold that manifests along the wall in the pantry, even though maintenance has gotten rid of it twice. It comes back. There is a permanent, evident mildew smell as well. Given that, we didn’t keep any food in there; but I still found 10+ LARGE, dead roaches in there upon move-out. Third, we are very diligent about cleanliness and food crumbs yet we still see bugs. Every few days, for the entire year, I woke up to dead roaches on the floor in the foyer + next to the pantry (surprise surprise). I know that first floor units are prone to more bugs, but there’s seriously something horribly wrong with that pantry. Phase 1 buildings are old; therefore it wasn’t all that surprising that the washer from the unit above us malfunctioned and caused a massive water leakage into our kitchen. They fixed it and ran industrial fans all over the kitchen, 24/7 for a WEEK to dry out all the moisture. They then said our utilities would be compensated properly but never moved forward with it. No inconvenience compensation or anything either. The whole thing was like putting a bandaid over a bullet wound. Beware, Dominique makes promises that she won’t keep. If you have an issue, you must pester them NONSTOP about it or it WILL be forgotten, trust me. And who knows if they’ll actually do anything about it. Like I said in the beginning, if our unit had no issues and we didn't need to interact with management every so often, I would’ve liked living here. But god forbid you have issues like we did, expect the worst. I guarantee you any response to this review from the team and whatever they offer will NEVER make up for what I endured."
"Absolutely HORRIBLE!! Do NOT sign a lease with them, they will scam you. My roommates and I signed a lease back in April and we were told we would get $250 off if we signed it by a certain day, so we did and then we were told that didn't apply to us. Called several times about it and no help whatsoever. They tried to look at the phone call transcript of when the person told us about that deal (cause apparently it didn't exist) and low and behold, no trace of the phone call. Most apartments within collier companies are trash, but this one is way worse. I recommend Lexington, they'll scam you too, but at least they'll be upfront. We were also told that if we signed a joint lease certain fees would be waived, which apparently was also a lie because now we have to pay $400 in fees. Genuinely please save your time and money, all student housing companies care about is your money but there are better options than lux 13 that aren't as expensive."
"Low quality appliances, not clean at all. After seeing the model unit when I toured I expected something very different from what I got (they did not make it clear to us that we were touring the renovated units). You can see from the pictures just how rough of a condition it is in. Compare that to pictures on their website and the model unit that they show you when you want to see what a 2 bed looks like and you'd be surprised it's the same place. This is misleading at best, and considering the pandemic you would at least expect a higher level of cleaning and sanitation. Every time I walk from my car to my room I see several roaches running around and saw 3 in my apartment last night, that's after pest control sprayed our apartment. This feels like a much much cheaper apartment then the $618 a month we are paying, which by the way isn't pro rated (you are charged for the first 2 weeks of August but cannot move in), and doesn't include utilities. Myself and my roommate are very disappointed by the quality, condition, and cleanliness of the apartment as well as by the misleading "model" apartment we were shown. Also we signed while they were waiving all fees, shortly after they also started offering $300 to people who signed. So we missed out by signing early and lux didn't want to extend it to us despite all our issues. So if for whatever reason you are thinking about moving here, hold off until they start getting desperate and giving out the good deals. Update: After living here for a month I changed this 1 to 2 stars since they did fix most of the things that were broken, and the staff is friendly. But everything in the review still stands."
"Lux (at least the Phase II buildings) is a great place to live. I've been here for 2.5 years at this point, and have no major complaints at all- the staff have been helpful and accommodating with a number of complex requests (splitting a 4 person apartment between 6 people being one of them) as well as being quick and helpful with maintenance requests. The only minor drawback is that there is a single, centrally located dumpster, so if you're on the outskirts of the complex, taking out your trash is a short trek. Otherwise the beds are comfy, the furnishings (esp. TV) are great, and the complex is good on upkeep and reasonably clean. With a host of sub-par apartments in Gainesville, I am sure to recommend Lux to friends."
