Towne Parc Apartments

"BEWARE! My son completed 2 full years of lease agreements from TP, rent was never late, and he left the apartment cleaner than it was when he moved in. He submitted his new address and has been waiting over 2 months to receive his security deposit back. He keeps receiving excuse after excuse. In reading other reviews, this seems to be a common scenario. Towne Parc has not learned from prior mistakes and has not taken handling of security deposits very seriously to ensure fairness and a prompt turn-around. I suppose we will be looking into taking this matter to small claims court."

"Me and two other women lived here for a year. Never had any issues until we were gone. We left the place spotless and got our full deposit back. The check was made out to the three of us, which i thought was weird at first but we all endorsed it and just went to the bank together. When we took the check to the bank, they said they couldn't accept it, whether we were cashing it or depositing it. I called Towne Parc to ask about this and see if I could get another check or possibly three separate checks for each of us or even one check addressed to just one of us, but they said it should work if I just mobile deposit the check. I checked the box on the check and Mobile deposited it and it was declined. When we called again to explain, they said we could get a new check IF we payed a $30 service fee. I was confused why we would have to pay for something that isn't our fault and asked if they would be able to reimburse us. Meanwhile, the manager I was speaking to was very condescending, saying things like "well just try one thing for me" and "are you sure you endorsed it properly?" I was explaining the steps I had taken and she was still saying they couldn't do anything about it except issue a new one with a $30 fee which they wouldn't reimburse despite their telling us to mobile deposit it, marking the check and making it unable to be deposited anymore. She then suggested that I take it to the bank on the check. The closest branch of this bank is all the way in Orlando. She eventually put her property manager on the phone, and when I suggested again that they reimburse us however possible, I heard them laughing off the phone at us. For us, $30 is a lot and $1250 between the three of us is even more. We live paycheck to paycheck, and we're just trying to figure out how we can properly get a check that is able to be deposited. I have never heard of a check needing to be deposited at the bank it was issued from. The property manager was very rude, constantly cutting in while we were talking then complaining that we wouldnt let him speak. At one point he even suggested that our being "a quarter his age" accounted for why we had issues with a check. His employee even said that no one should have told us to mobile deposit the check, yet they would not take responsibility for the reissuing of our check. In the end, he said "if its the $30 that matters, come get it in cash yourselves." We took him up on the opportunity, got the money and left them with the check to void and reissue. The whole time, they were so unprofessional and degrading towards us. I know this would not have happened if we were not young women. So disappointed that somewhere with such great maintenence staff and such nice residents has such a disgusting property manager. Edit: less than 24hrs after leaving a review, property manager called me. In this call, he said this review was not accurate. He then said "I'm not going to help you anymore" I assume in reference to the money we are owed. He also said "if you wanna do this the hard way, we'll do it the hard way" unprompted. So unprofessional. Edit 2: seeing as they have responded and I am unable to reply to their comment, I would like to point out that once again, there is no responsibility for their actions being shown. I specifically stated that we did in fact try to deposit or cash the check at a bank, which was denied both times. Additionally, they have failed to respond about their property manager's unprofessional and threatening manner of speaking to his former residents. I explained this whole situation to my banker and she told me it has only happened one time before and that it seemed like they were "trying to get out of paying us.""

"This is the fifth place I lived in Gainesville in 3.5 years. This is the only place that treats you like a human instead of a big dollar sign. NO surprise inspections, kicking you out of your unit to remodel, random fees, black mold that they deny existing, changing the locks without telling you trapping you outside your unit (all real things that have happened to me at other apartments). Units are a little old and on the small side, but very well maintained. Calm and quiet complex with friendly neighbors. Never any crime, I always felt so safe. You might need some patience but when something breaks and they'll fix it or provide a temporary solution. My AC was broken the first two weeks I lived here and they installed a window unit before I even asked for it. Grounds are lovely and the common areas are clean. And last but not least the price is awesome. Will miss it here!"

"Out of all the apartments and dorms that I lived in for my nearly 6 years in Gainesville, Towne Parc was by far the best - no competition. It was the first off-campus apartment where I felt truly safe. Not only do they do background checks on all the renters, but the community is an eclectic mix of young professionals, college students, and families with children. Even at night, neighbors would walk their dogs or bike around the neighborhood, and I could always see other students or families taking advantage of the amenities: a pool, printing station, car wash area, dog park and dog wash station, picnic area, gym, etc. It's located in a great area on two bus routes, which was ideal for a student like me, and it was only a quick hop from UF by car as well. It's on a very scenic road next to the UF Beef Unit, so when I went jogging, I often stopped to watch the cows graze. Lastly, the office staff were always kind and helpful, as were the maintenance staff. Also, the pricing made the community more than affordable. It may not be perfect, but it came pretty close: we did have some minor issues with our A/C, and the printers at the printing station occasionally glitched, but they were all fixed promptly, either the same or next day, which my roommates and I were happy about. I'm so glad that I found this apartment for my last two years at UF!"
