"We've actually had no issue living here (2021). We paid our rent always on time, and their maintenance crew are doing what they're supposed to when you request something done. Only really 2 things if I had to complain were other tenants in the area and rent cost (which is understandable, they're a business after all and just taking advantage of the ridiculous housing market inflation)"
"I've been hunting for a new place so I can move back home, and was warned about this company. In all honesty I have no experience with them. But reading the reviews and the company replies, I will be sure to steer clear, as they think the reviews are "funny" and lack the professionalism to approach and resolve the same repeated issues being reported. If you want quality respectful tenants to maintain your rentals, you have to be a respectable landlord with quality. Plain and simple."
"Rented an apartment at 500 Kelly Mill Rd in Valparaiso and the place was peaceful and quiet. However, the managers who are a couple that managed the complex are two evil people. After I left the apartment I cleaned everything but the apartment was an old outdated unit so nothing was in perfect condition. The managers still wanted me to pay them $550 for paint and damages that never happened due to the condition of the apartment been already old and outdated. They expected me to pay them so they could update their units from my money. I was like nope! They can charge me all they want I will not pay for things I didn't do or for things that were already damaged and reported as such in the move-in checklist. They are two sneaky people be aware of those two."
"My boyfriend and i lived in these homes back in 2012 in blue water bay. We had issues, like them not paying for trash removal. We paid our rent. It was a 7 month lease. At the end of of lease, which was december 1st we got a notoce of non renewal. Ok fine. Dont care. I had a better place anyway. But these scumbags gave us the renewal in december 1st. Which gave us 15 days to get out. But the scum decided to go file an eviction notice. Which...fine. Whatever. Tenant holding over is what they said. Lmao. No. I was staying my 15 day period. But anyway the owners reported to TWO different collections. In different amounts and here we are 5 years later and i am STILL trying to get this off my report. So if you have lived there, in any ameripartments and got evicted OR heck even if you didn't get evicted CHECK YOUR CREDIT REPORT. the amounts on mine are 2500 and 2400 both from them. They lie. Steal. And are rude. DO NOT RENT FROM THESE SCUMLORDS"
"The landlord will most likely try to get this review removed, as they have removed quite a few in an attempt to save face. I just wish we had listened to those negative reviews before we moved in. This review is entirely factual. We are not disgruntled tenants who trashed the place, we are a quiet couple who always paid rent on time. We are posting an honest review for the Niceville complex, mostly to warn anyone else who is interested in moving here because yes it is cheap, but it is cheap for a reason. These units are old, outdated, and filthy. The walls of our unit were splotchy and covered with marks that can't be cleaned off. The underside of our stove fan was completely rusted and the fan barely works. Everything in these units are built very poorly and cheaply; the curtain rod in the master bedroom completely broke off the wall. The bathroom ceiling had water damage when we moved in and became so severe that it was essentially about to cave in by our date of move-out. All of the cabinets in our unit also had water damage. The lighting fixture in the bathroom became loose and nearly fell off the wall. The living room also had a hole in the ceiling that leaked when it rained. Our AC unit was ancient (our neighbor's seemed to be newer so be sure to check yours if you move here) and it completely broke for a week in the middle of the summer. So unfortunately we had to pay for a week of rent when our apartment was not in livable condition. The landlords are incompetent and it is like pulling teeth getting them to answer or return your calls. The landlord's husband, Mr. Mac, is rude and unprofessional. We always had constant bug problems when we lived here, and our indoor cat developed fleas and worms. The parking lot is constantly trashed (and also floods when it rains) and the dumpster is almost always overflowing so you get to enjoy flies everywhere and in your house. Other tenants leave furniture out by the dumpster and at our date of move-out there was furniture scattered everywhere that did not belong to us, and the landlord has tried to charge us $250 for its removal. We are currently in the process of disputing this. Speaking of tenants, the walls of these units are very thin, so if you have loud neighbors then you're screwed. And you likely will, considering these units attract trashy tenants who stand outside and yell and let their kids scream bloody murder for hours. Parking is always a constant fight and there are limited spots. There are only about five washers and dryers total in a very small, dingy and dirty laundry room. These units need serious work, as do the landlords. We cleaned our unit, although there were a few very minor things we did not clean thoroughly at our time of move-out, but at that point we were beyond fed up with this place and wanted to be out of there. We kept our unit in as good condition as one can for a place that is literally falling apart."
