Property Frameworks

"I currently have a lease with Property Frameworks, and I have been completely happy with their service. I was a little nervous to rent from them after reading the reviews here, but after my experience, I have to believe that there’s not much truth to them. Heather and Beth have bent over backwards to work with us. We had to move in sight-unseen (which they let us do 4 days early), and the house was amazing and in near-perfect condition. When we reported the couple things that did need to be repaired, they had someone out within the week. They even fixed things that were not their responsibility. They are extremely quick to return calls or messages, and they are always courteous. I have nothing but good things to say about these people and will happily continue renting from them. EDIT: There was a change in management at some point while we rented and we had to start dealing with their corporate office in Texas. The woman we ended up dealing with was a nightmare. We received a notice to vacate about a month out from our lease termination date, so we assumed the owners were moving back in or something. Then, we happened to see that the place was listed for rent on the Property Framework website. So, we called the corporate property manager to ask if she would let the owners know that we would be willing to sign a new lease. She tried to tell me (an attorney) that it was “illegal” for her to ask the owners that question. When I told her that I didn’t think she knew what she was talking about, she said, “oh you don’t want to bark up that tree—you have no idea who you’re messing with.” To me, that sounds like a threat. Long story short, Property Frameworks “accidentally” re-listed the house, and we got the owners to agree to prorate our rent so we could leave early; it’s been a month and that property manager who threatened me hasn’t refunded us our prorated rent and refuses to respond to our emails or phone calls. Needless to say, I did not rent from these people again. But I feel bad for the local office; I’ve always found them to be very helpful."

"Some of the worst service ever received, moved in and told them i had a roof leak took them 10 months be4 fixing, had mold all in the house and there reply was it was in my lease to fix small mold issues, rude, Do not rent anything they are in charge of. Do nkt expect any sort deposit back either they will get you for all of it and more."

"LOVED renting from them! I moved into my rental house last year, and they made the process extremely easy and stress-free. There were a couple things I noticed that needed to be fixed once I moved in but within hours of submitting a maintenance request, I had an office rep call me to schedule a time to fix it the next day. I also had to break my lease due to buying a house but instead of being bitter, they continued to congratulate me on my new home. They did have a lot of fees for breaking my lease (the reason why they got 4 stars), but I have full respect for them for not making any of these fees hidden. They were fully disclosed at the time that I signed my lease and I was extremely grateful of the fact that this company never tried to screw me over. By far the best people I have rented from and I would definitely recommend them to anyone!"

"Unfortunately, rental companies seem to be an absolute of sorts, and if you want to rent a house they manage you really don't have many options. For all that someone has to pay when renting, you would expect a reasonable level of service. When we moved into our property managed by Property Frameworks, many things were not in reasonable working order. All of the light fixtures and fans were new, but are bargain basement quality and many were not working or working properly. There was visible damage in the house in nearly every room, that had to be carefully documented so that our deposit was not docked because of it. Some doors didn't close, the outside of the house is in horrible condition, with lattice from the crawlspace strewn about the yard and crawlspace holes patched in an improper fashion. The previous tenant had left their washer hose connection rusted onto the hookups, which were welded onto the pipes - so no chance of me replacing that on my own, and unable to hook up our washer. Since moving in and putting a request in for maintenance on this over two weeks ago, we have yet to even receive acknowledgement that is has been received. The staff that I have spoken with (gatekeeper) is very nice and helpful, but seems to be limited by upper management in what they can actually accomplish. This is why I added an extra star to what is otherwise a one star review. Who can you complain to about a rental company that cannot manage rentals effectively? The rental company? That just makes them upset, which cannot be productive while you are still their tenant. If you are looking for a place to rent and have any option at all, I would steer clear of this company. We have a house that we own and rent out and having worked with a couple rental companies as the home owner, I can tell you from our experience that Property Frameworks is largely inadequate in the business of managing homes. I hope for other tenants' sake that we are the exception and not the rule."

"We have rented two houses from this company. Great company, great management. Every time we had a problem or needed a repair done to the house, they were always right on top of it and would get it taken care of within a day or two...never more than a week. Very prompt service. Would HIGHLY recommend them!"
