"I’m approaching one year here and I absolutely love it. Since I’ve signed my lease it’s only gotten better. I absolutely love and adore T.J. He Helped me from the start. He is SO approachable, very friendly, and solves any issue that arises. The maintenance team is BOMB. Literally I put in a request at 4am in the morning and they were at my door by 10am. LaQuana is the sweetest. She actively tries to help with whatever the situation is with the most welcoming smile. Crystal is awesome. She’s the “get things done queen”. Everytime I interact with any of them they are so professional. I would recommend anyone who loves CITY life to come here. The leasing office always put together cute social community building events. They enforce policies and standards that contribute to the upkeep of the community. 10/10 will be renewing ."

"This property was a great place to live when it was managed by Cottonwood, however since it was taken over by ARIUM, things have deteriorated drastically - to the point where I would say that it is no longer a place you should consider living in. I have been a resident of this community since 2020 - when I moved in on the referral of one of my friends. Three years on, I wouldn't feel comfortable recommending the community to any of my friends. A lot has happened since the management has changed - it would be hard for me to make note of all of them, but a few key ones are below: 1. The garage gate is almost always broken and left open, and cars are frequently broken into. 2. Apartment security is virtually non-existent. The back door to the community is constantly open. On my floor, the key fob scanner at the parking garage is broken. I notified the leasing office of this multiple times, but they haven't taken any action. This leads to real consequences - frequently, people who do not live in the community host massive parties (100 people plus) where property is vandalized and loud music is played till late in the night. The police have had to get involved multiple times. We have heard gunshots in and around the community. 3. The leasing office has billed us incorrectly for utilities multiple times - totaling to several hundred dollars. In spite of repeated inquiries, they are intentionally vague with their responses and refuse to provide information on why we have been charged hundreds of extra dollars in utilities. What's worst is the management's response - we were told to pay off the entire amount or face eviction, even when the management admitted that the charges were incorrect. They took months to process refunds for the incorrect charges. 4. The parking lot is a mess- cars frequently speed in the opposite direction because of a lack of proper signage. 5. Cleanliness around the community is horrible. Garbage is frequently left in the hallways by the chutes, and food is frequently found on the floor in the stairwells and garage. 6. Almost all the furniture in the study lounge is broken. 7. A lot of the gym equipment is broken and/or in disrepair. 8. The elevators are frequently not working - last week both the front elevators didn't go to the ground floor because the buttons were broken. 9. The common restrooms are almost never stocked with soap and toilet paper, and the pool is frequently dirty and closed as a result. 10. The package room is a mess- it can be really hard to find packages and they are frequently stolen. 11. Your guests have to pay for parking just to visit you. When I complained about this policy change to the manger - I was asked by the property manager at the time (Ricardo) if I didn't think I was worth it enough for my friends to be willing to pay for parking to come visit me. They way things are right now - don't consider 935M. They claim to be a luxury apartment, and their rent is high - but you don't get what you pay for. If you are willing to pay just a little more, you can get a truly luxury experience and the several complexes that have opened just down the street. My lease is going to renew in a few months and I am seriously considering moving out unless the management really turns things around."
"DO NOT LIVE HERE. The staff is incredible so this has nothing to do with them, it’s the property itself and the property management company that is the issue. 1.) If you get packages or mail definitely don’t move here. When you get a package, there’s shelves for each floor but the delivery person just puts it into this room and you have to usually spend 10-20 minutes search through all the packages to find yours. On many occasions I and other residents have asked for an alternative, like Fetch, however the complex won’t spend any money to fix the issue even though they keep raising rent. 2.) The property is DISGUSTING. I added some pictures to show what the floors and trash shoots look like. If you don’t believe me, walk in the staircase because it’s nasty and smells horrible at all times. 3.) The gate is constantly broken and people are having their car windows broken and things stolen from their vehicles. 4.) The amenities are outdated. There’s one mat in the gym and it has holes in it, only one of the benches still works to be able to be adjusted and the dog park is gross and constantly has poop in it so you can’t actually use it. 5.) The parking garage is backwards so you get a lot of close calls on head on collisions with people going the wrong way. I’ve asked multiple times for them to just hang a sign with an arrow pointing up at the entrance and they still haven’t even done that. This all boils down to the complex itself is horrible and they won’t spend any money at all to fix any of the problems they’re having. Not to mention there’s been gunfire twice in this building in the last 3 months alone. For what they charge in rent, you can easily find a better option."
"935M is a seriously problematic apartment complex. My partner and I lived there for 3 years, and while we did enjoy some things, there were many problems with the complex. We really enjoyed the unit itself. Contrary to other reviews, we rarely had issues with our unit and really liked the layout and the location of the building itself. All of my complaints are focused on the amenities, security, and the building itself. The complex is very dirty! The stairwells are littered with trash and food. Not only is it obvious they aren’t cleaning the stairwell, but it seems that they aren’t even walking around the complex to see how dirty it is. I saw a massive dead rat in the stairwell. I would regularly see dog poop in the hallways and in the back elevator. The trash chutes are very grimey. People will leave their trash by the chute and let it pile up. The back of the building is super disgusting, covered with trash and food oil. There is no recycling at 935M. The lack of security is alarming. The back door is almost always open. You don’t need a key fob to be let in. That gives people access to all floors of the apartment complex as well as the mail room, which is also unlocked. If you are concerned about security, do not move here. The parking garage is a nightmare. The gate is almost always broken, and takes forever to be fixed. The gates would be left open, and then cars were broken into. Glass often covered the parking deck floor, alongside trash. People also tend to drive very quickly, and because the one way signs on the floor are so faded, people drive up the wrong way. It’s expensive to have your friends come visit. Even though the parking deck is massive and there are tons of available spaces, the complex recently decided to charge residents if they have visitors over. They charge $10 a day for up to five days. This complex is not handicap accessible. If you are at all handicapped, and especially if you are in a wheelchair, 935M will be difficult to get around. There are not any buttons to push to automatically open doors, and the doors are heavy and not easy to open. When the complex was purchased by ARIUM, they had people coming around to each unit to check out the current status. At one point, while I was in the bathroom getting ready to shower, someone walked in on me totally nude because they didn’t give us any time to answer the door to let them in. That was quite alarming and concerning. The mail room can be a disaster. This depends on the time of year, but the package room can get very packed and become difficult to find your package. They don’t manage the system very well and it can cause issues. The bike room has problems. I biked quite often, and for a while, the door was completely locked and I was unable to get my bike out. Upon leaving, the door was permanently left open. Yet another security issue. Their communication with me while moving out was absolutely terrible. I also was applying for new apartments, and my new landlords were unable to get a hold of someone at 935M to ask about my history. This led to increased fees. I also had to contact their billing team multiple times to pay my final bill. Their communication is terrible with tenants, among each other, and to outsiders. ARIUM will also periodically send out surveys about what it’s like to live there. I would always fill out the survey and express my frustrations, but of course nothing was ever done about that. Just don’t live here. Yes the location is great, but it’s not worth living around filth and dealing with other issues especially considering how much rent is. Don’t trust the recent 5 star reviews. I have emailed them this review, but considering how they treat their tenants and the building they will likely do nothing to resolve the situation."
