"Submitted a maintenance request in November 2023 we are not in February 2024 and nothing has been done. They will thank you for your patience and give you the run around and I guess when they get bored of that they ignore you completely. The “updated” units are the classic landlord special. Nice coat of paint over existing problems does not solve anything. The cabinets under the kitchen and bathroom sink are basically rotted out, roaches roam freely, and water shuts off randomly. If you can afford the units here you can afford any of the other units in the adjacent neighborhoods. Save yourself the headache."
"Hi Avana Team, I moved in here on Sept 30 and since then I am seeing at least two huge cockroaches per day in the apartment, every day. I have complained about it in person and over the phone in the last six days. This is also the reason why I inquired about breaking the lease and moving out. And they are charging me 60 days' notice and 60 days buyout (a total of 4 months of rent on a 4-month lease). This is not my only concern to live in this apartment. The balcony is terribly dirty. It smells like someone urinated on the balcony. The doors are too tight to close. The floor plan online does not mention that there is no washer and dryer in the apartment which is totally misleading. I was promised to get a washer and dryer and it's still not here. In conclusion, It feels like I am being bullied into living here in terrible conditions without any resolution provided by the community."
"My fiance and I have lived here for a year and just signed another lease. This place isn't perfect but I do believe we lucked out in certain ways, especially for what the median rent is these days. We have a renovated two bedroom two bath. Pros Like lots of other reviews are saying, the location is the best part. 35 minute walk to The Battery, all the nature trails are amazing, and things like grocery stores and restaurants are all within 5 minutes. The complex is located in a two lane road that's pretty low traffic, except for peak rush hour. Maintenance is fairly responsive with some exceptions. If you have small, non urgent issues like a door coming off the hinges, a light fixture breaking, a non essential appliance needing to be fixed, get ready to wait a month or more. However, at one point we thought our water heater broke (it actually didn't) and a crew of two showed up the same day we submitted. This place is pretty old so I'm sure issues pop up every day which is why it can take a while. I say this because every interaction I've had with maintenance has been positive. All the guys are really nice and you can tell they actually want to help you, and they've never left without totally solving any issues we've had. The layout is nice. The deck and living rooms are both really big and one of the entire living room walls is one big window. Master bedroom is decently big. Neighbors are a case by case but ours have always been courteous and we rarely have noise issues. There's always ample parking. Now for cons. A lot of people complain about bugs. Yes, we probably have a few more roaches than average, but you gotta keep in mind we not only live in the hot and humid south, but this place is also right next to a river, which brings in a lot more unwelcomed visitors than if it wasn't. You can submit a post control maintenance request for when it gets bad, and usually someone comes within a week. This place is old and it shows. Overall it's decently nice, but cracks in the walls and foundations, the extremely rough concrete in the parking lot, and hazy windows really show its age. You can tell the walls have gone through about 100 coats of paint over the years and give it that cheap apartment look. If you move here, get ready to purge a lot of your stuff. There are very, very little places for storage. No pantry, no walk in closets (at least for us), and only a few cabinets in the kitchen. You get a closet in the living room but it's comically small. Luckily we use our second bedroom as a video studio for me and use that closet to keep seasonal decorations, camping gear, and anything else we don't use every day, but if that was also used as a bedroom, we'd be sunk. Just something to keep in mind. Overall, I have enjoyed living here and would probably sign another year after this one if we weren't aiming to get a house by then. We've had four other friends move in to other units as well and they all enjoy living here too. Edit: changing this from a 4 star review to 5, as they catered free breakfast from Flying Biscuit for the residents today for seemingly no reason. Pretty hard to not give a 5 star review to anything that gives you free breakfast."
"I gave it just 1 year. I loved my glass living room wall. The scenery is just beautiful, especially in the winter time. I never heard my neighbors, very peaceful. Unfortunately the bathroom wasn't ready at move in. The apartment is just given to you as is. I fought roaches everyday of the year that I've been there. I never cooked or invited anyone over. Pest control is worthless. There isn't any storage. No linen or coat closet. If I knew that I had to take 52 steps to my unit and to my car, I wouldn't have move there."
