"Think of other options before you move here. I lived here for about a year and a half. To begin with, the move-in process was horrible. I got my keys two days after my move in date because my unit wasn't ready yet. The units are still dirty when you move in, it looks like they just paint the walls and cabinets and call it a day. You can hear everything above you, there's lots of DV issues. I've had to reach out to security and police multiple times for the neighbors after hearing the lady above me screaming " Help me" at 3am multiple times, looks like nothing was ever done (good luck to the next people moving into my unit). The gate breaks every other week. Packages can only be picked up during leasing office hours, so if you work a 9-5 job its very hard to make it during the week if your commute is an hour. Water bill can be extremely high even when they combine multiple in one month. Homeless people can enter property and walk around. Rats around the trash dumpster. Maintenance is slow, my AC did not work for a month when I first moved in, it took 3 calls/ requests for them to come. I couldn't even sleep in my apt because of the Ga heat. The units are old so expect electric bill to be high. Pool is dirty and during the summer there are pool parties that block the entrance to the complex. Cops/ Ambulance responding to calls in the complex a least once a week. Dog feces is all over the property. The leasing office can be wishy-washy, I haven't had issues with the new staff, just with the old staff before they were bought out. Overall, the space is just old and outdated, it needs an update and a change in security."
"MANAGEMENT DOES NOT CARE ABOUT PESTS CAUSED BY THE LACK OF QUALITY OF THEIR BUILDING. On Dec. 22, 2023 I put in a maintenance requests because ants were crawling out of the wall outlets and sink in my master bedroom’s bathroom. When pest control arrived he stated they were coming out of the walls and that he had a white cream he could put into the walls to kill them. I thanked him and that was that. Over the past weekend, 1-27-2024 I had to put in an emergency maintenance request because I woke up to an ant infestation. There were ants crawling on my bed, my walls in my front room and my daughter’s room. They were all coming from cracks in the foundation of the apartment. I have video that I will be posting to TikTok and Twitter because the photos don’t show the extremities of this issue. I went to the office to speak with someone but was told only leasing consultants were in. I reported the issue and I was told by the leasing agent that she would contact the property manager Brandy and get back with me. If I can I will attach the transcript of the voicemail. She stated the problem may be coming from the rain and cracks in the foundation and that Orkin would be out Monday. She added that they would have maintenance caulk the cracks in the foundation but could not provide me any accommodations for the night for the infestation issue then suggested that I purchase bug spray to spray down my furniture, then lay my 4 year old down on those harmful chemicals for bed. I requested a call from Brandy, to this day I have not heard from her. I called at noon today to see if someone had come out because no one ever contacted me, although I was told I would be contacted Monday. She informed me that Orkin sprayed everywhere he seen bugs and she would put in a maintenance request for the caulking, although she stated that she’d done that Saturday. The maintenance request was scheduled today as a Medium priority. After I again requested a call from the property manager, since the leasing agent couldn’t explain why the entire apartment wasn’t treated, the assistant manager called me. As I began to ask her questions she raised her voice at me then asked me what was the relevancy of one of my questions. I am a teacher and was at work, I never raised my voice nor cursed, I was just assertive with my concerns and questions to gain clarity and I continually expressed that while being disrespected. She were nasty and upset like they had the ants and their toddler was placed in harms way for an apartment I pay $2000 for monthly, might I add. I’ve never had a bug problem in my life, I keep my home very clean. This brings me to the next issue of the water bill. For the past 2 months I have been asking for transparency with the water bill, yet they’ve given me the run around. The leasing office told me to ask Entrata, the company over managing the bill, they said they could only do it with the property manager Brandy’s permission and she would contact me, that was at the beginning of this month and I still have not heard from her, nor have I seen the usage but last month’s bill was $116 and this months has increased to $125. They’ve stated it is that high because it’s a shared meter so as an individual you have no control over usage but refuses to provide the usage bill for the building. The leasing agent that sold me on the property told me the bill wouldn’t be more than $50 monthly. This is heading towards triple that. By the way she’s no longer working at the property, none of the agents that I met are there anymore and I’m just not approaching my 4th month. Just BEWARE!"
"Sent in my information to this complex,and they needed to verify my identity to complete the application. I called their office several times and get an answering service. They never answer their phones. After I went up there twice with questions in the past I emailed them and told them to please cancel my application. I don’t want to do business with a complex who cannot simply answer the phone when I have questions or need assistance. They decided to proceed with processing my application without me verifying my identity. They then said I owe them $480 for the returned app fee, because I blocked that charge from my bank due to me not authorizing them to run my account before they processed it I said DO NOT. then the leasing staff told me I am responding or for the charges. She told me there is a lot of homeless people that break into apartments over there since it’s behind Lenox. Now they are stating i owe this $480 move out balance. After she told me she cancelled my application. DO NOT WASTE YOUR TOME!!!!"
"Good evening, I relocated here in Atlanta from New York in July 2023, a friend of mines recommended here and a few other places. I googled the area and she did the in person visit for me being that I was in new york still. all I know the price is right besides a few things compared to my New York place. I get way more Amenities worth the amount I pay for leasing. At first I had a issue that I had to keep reaching out to find out the status of my application, then once everything was approved had to wait again for my lease a few other issues but To be honest it was all worth the headache I had at first. I love my place, so do my kids. I was kind of nervous because I was readying all the reviews and said to myself what did I get myself into. They always say you won’t know until you try and that’s just what I did and I LOVE IT. I am still getting adjusted and need a few repairs but when I go to the office and I let them know they are on it. Sending it through the portal seem to have a delay but I just go and do a follow up and if it’s not taken care of the same day it is done the next day for sure. Its new management I always try to be mindful that it’s a lot of work, they picking up work from prior to them getting here as well as new things that’s going on. I’m happy with my decision out of all the places I had to choose from. Thank you THE KENDRICK for making myself and kids not regret the move we made. One of the best decision I could of made."
