"I wanted to share my leasing experience. Note that I don’t live here. I had such an unprofessional experience with them. I scheduled a tour for which I forgot to take my ID with, so couldn’t take the tour. That’s my fault, I understand. The front desk person rescheduled me for the next available slot. I was told that I would get a call/email with appointment details but never heard from them. Just to be sure that I was on their schedule, I called before going there for the second time but my appointment wasn’t confirmed. Again, I was told that I would get a callback but never got any. This gives me a fair idea of how living here would look like. Therefore, I have decided to not move forward with them."

"I’ve lived here for 9 months now - long enough to have perspective. I have zero complaints about this community or my apartment. Ashlee and Tiffanee in the leasing office have always been fabulous and helpful. I love that most everyone that works here lives here, too. Maintenance is very responsive and kind. The concierges downstairs are always very friendly. I really enjoy Akeba. She’s just lovely. It is rare that I ever hear noise from any neighbor, even upstairs. I never hear traffic noise, and I can hear all the concerts on Decatur Square by opening my patio door. I haven’t had any construction quality issues, and the finishes are great. I’m so glad to have a giant bathtub and frameless shower in my bathroom. My apartment gets excellent sunlight, and overlooks the pool and courtyard. I almost always have my patio door open during the day, because I love hearing the fountains in the pool. So relaxing. The amenity spaces are wonderful. I had a party in the sky lounge on the 6th floor, and everyone really loved the space. There’s even a wine dispenser that will charge your card and give you a pour! The garage is very secure, and doesn’t have gates or fences that could be easily scaled. It’s locked down, which is unfortunately helpful. My favorite feature, though, are my neighbors. I’ve met nearly all of them. Most are incredibly friendly, and seem to take great pride in decorating our doors for the seasons and holidays. A resident of the 6th floor commented to me a few weeks back that my floor (5th floor) is the ‘fun floor’. We had all the good Halloween candy and we love to decorate our doors. I really love where I live, and I’ll stay as long as I can afford it!"

"Place is nice and location is excellent. Amenities are pretty great too. But a few extremely frustrating things. You have to use the elevators to get up to your apartment even though they could easily install fobs on the stairs. Twice now the elevators have been down so you literally cannot get to your apartment. And these are not just the service elevators on the side but all elevators in the building that have been completely down. Honestly insane and a safety hazard. Second thing is they force you to pay for a package delivery service which isn’t cheap, even though they have a package room. So you get to use one address for letters and a separate address for packages. If something accidentally gets delivered to the desk, instead of receiving it and putting it in the package room that seems to exist for no reason, they will refuse the package and have it sent back to the shipper. Illogical and frustrating. Both of these issues have been brought up to management who of course don’t care."

"Rude, uncommunicative staff who give incorrect or misleading information and refuse to resolve ongoing issues in the community. Packages are such an issue. We opened a PO Box bc modera uses something called Fetch, which is a package service being investigated by the BBB because they are so bad and constantly lose packages, both in Atlanta and nationwide. We don’t use Fetch bc using them voids the liability of package delivery, and they only partially reimburse lost packages. I’ve had some things shipped to modera, bc the post office won’t accept them, and the staff just send them back?? We have a package room and a mail room. I work from home, they could just call me but they consistently call my partner instead, who does not work from home. I have a legal mailing address that I should be able to use. Have been in communication about installing signs about dropping weights in the gym, staff has ignored my emails for over a week. EDIT: to say they did install signs in the gym. When moving in, we were told that this facility recycled, which is not true. They only have a bin for cardboard. We’ve spoken with other residents, and they were told the same. Many use the public cans on the street for their recyclables. Many of the issues here would be very easily resolved with some communication between management and the residents, and getting rid of Fetch. The other Modera properties in Atlanta have a petition to get rid of the service all together and use something better like Luxor boxes."

"Modera Decatur has worked with us every step of the way to ensure a smooth move-in and living situation so far. Egna has gone out of her way to help us and we cannot have enough good things to say about her and the entire staff here! They are excellent and so professional! They've gone above and beyond to help us get comfortable! Even when our AC wasn't working, they found an immediate solution and helped us to get it fixed the very next day. The building is beautiful, well kept and the apartment has all of the bells and whistles. Would 10/10 recommend this building to anybody! Can't wait to see how the rest of our lease shakes out here!"
