Manny not only manages his service team, but also fulfills service requests himself for residents like me. He is an excellent troubleshooter, and always goes the extra mile, doing so professionally, proficiently, and efficiently. He is also very respectful and a great listener, two outstanding attributes in my book. Lastly, Manny is diligent and persevering. He does not shortcut or give up until the problem is 100% fixed satisfactorily. I cannot say enough nice things about Manny, and feel truly blessed and secure that he is at the helm of Marquis' service team resolving our service issues, be them big or small."

"Being new to Georgia, Marquis at Sugarloaf is a great place to call home. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. The grounds and facilities are kept clean by friendly courteous workers. The workout room is open 24/7 and is rarely crowded. The pool area is lovely as well! I love the convenience of the shopping areas/restaurants nearby. I’m grateful for a pleasant experience, making our transition even more enjoyable."

"As my lease is coming to an end, I’ve been a resident here for almost 3 dreadful years. This name I’m using is to cover my identity because this management is full of nasty passive aggressive people. 1. After Kendra (old property manager) left, things turned worse. The new policies, absurd rules, and Aaron who is a passive aggressive nasty “nice” person at the front desk made it clear this isn’t a place you want to live. 2. It’s becoming “ghetto”. There are so many arguments, fights, screaming, young teens causing chaos. Recently two drunk tenants were arguing so loud police came. They break into cars. They do nothing about this. Just sweep it under the rug. 3. They delete reviews. All the new ones are fake, family members of the leasing office, or ones they made themselves to save theirselves. They do not care about anyone living here, at all. The fake warm welcoming ends once you start paying rent. They can care less about their residents truly. 4. Roaches. Literally an issue after year 2, pest control comes and does nothing because they are still here. Maintenance is OK depending on who you get but they switch out maintenance every 3 months it’s a new man coming into my home every time. 5. Overall, this area is pleasant. Duluth is nice. This apartment complex is overpriced, nothing is “new” they paint over the things they can’t pay to fix and call it an upgrade. You are better off getting a home or an apartment elsewhere. Please don’t be fooled by these reviews the leasing office is making themselves. They deleted the last one star review left so they will delete this as well, but don’t worry….I will keep leaving this same review until you all decide to realize how much you messed up this community."
