"I have currently been a resident of this complex for 2 years. The previous management only offered 2-year leases. I am counting down the days until my lease is up. The complex itself has a beautiful, maintained landscape, however, if you walk through it and see the hidden details – you will find Gatorade bottles of pee around in some places (no joke). Apartment quality: Everything in the apartment is old; the layers of paint caked on is a good clue. If you are an individual who wants a quiet living space, I warn you to not get a middle apartment. Meaning, you will have someone below you, to your adjacent, and above you. You will hear your neighbors from all angles. If you’re lucky like I am (sarcasm intended), you will have a stomping upstairs neighbor who hacks phlegm off their balcony above (with the wind, it can hit you) and drop cigarettes and its ash onto you, and neighbors to your adjacent who play deafening music. Granted, the apartment complex cannot control every action of its tenants, but if you intend to live here – do not get a middle apartment. However, the complex itself has amazing location to roads like Peachtree Industrial, Peachtree Parkway, and shopping complexes, like the Forum. Safety: Things started to feel unsafe. Occasionally late at night, it appears someone is just casually trying to open my door to see if it’s unlocked. There are a lot more solicitors in the past few months; almost every few months, someone tries to sell a water dispenser at my door. Another safety concern is how residents drive in the neighborhood. This is a child-friendly complex, but some people run stop signs for funsies and aggressively speed. However, packages that are left on your doorstep remain safe. I have never had a stolen package. Maintenance: The maintenance team is actually pretty good. They have never taken more than 48 hours to respond to a request. Management communication to residents: Mass communication to residents is very poor. To elaborate, if the office will be closed the next day, we will get an e-mail of this THREE minutes before they close that current day. Another example is announcement of “mandatory inspections”. They announce these mandatory inspections with less than a 12 hours notice, but expect residents to arrange baby-sitting needs, work arrangements, and other accommodations of that nature with such little notice. Another example of the poor communication: the complex trash compactor was broken at one point, so literally mountains of trash were piling up without explanation until the residents started complaining, and that’s when management mass alerted residents. My last example was the goats. The complex got goats to clear up unreachable vegetation. The goats were fun to look at and watch, however, they only told residents of their existence until after people started to e-mail concern. There have been several instances where residents were made aware of a situation AFTER the situation occurred (surprise your water is off!). Property Manager: The property manager, Isla, is fantastic. Whenever I e-mail her, she is responsive and very receptive to wants and needs. I wish the rest of the complex was as great as she is. Overall, I did not enjoy living here. There were certain days I would dread coming home to my apartment, and there were nights I was frightened because someone was just testing my door. The apartment itself was habitable, but I would not recommend living here."
