"Arcadia Apartments are in a great location including Decatur City School District. Staff here is great and very quick to respond to requests. Apartments are clean- no issues with bugs or critters. There is carpet in the bedroom- I wish it had been replaced before we moved in because… carpets in general can hold onto a lot of gross stuff. The prices are high ( like most rentals in the area) and road noise is a little loud. Overall, it’s a great place to live."

"MORE UPDATES as of 07/21/2023: This past weekend, my car along with 20+ residents here at Arcadia car's were broken into in the downstairs gated area. This is not only supposed to be the safer area but where we are instructed by management to park. According to neighbors, this has happened 5 times since the apartment complex opening in 2020. UPDATE AS OF 07/17/2023: I hate to have to rescind my previous review outlining the great aspects of Arcadia due to my recent next door and upstair neighbors who moved in not too long after me renewing my lease. I completely regret renewing as the last few months have been horrible. They have been loud either blasting music, walking loudly (with heels on), smoking marijuana, etc. For a while, I remained patient as I was trying to be understanding but I pay rent here just like them and my peace has been sacrificed since being them moving in. ----------------------------------------------------------------------------- I have been a resident here at Arcadia Decatur since March 2022. Prior to moving here, I had been searching for places that were in my budget but also nice so it was a pleasant surprise to come across Arcadia Decatur. Saul, who used to work here was amazing with ensuring all my needs/repairs were taken care of. I truly don't have any complaints. I was reading through the other reviews and I do not share the same experience. I believe that everyone will always find something to pick at with apartments. I am someone who cares a lot by my surroundings so I can give a honest review by saying I have NOT personally dealt with trash issues, car instances, unpleasant leasing agents, etc. The only downfall is the walls/floors not being completely soundproof but I have never stayed in an apartment where they were. Benefits of living here: - quiet for the most part because it is a smaller neighborhood -maintenance repairs are taken care of same day if not within the next two days (thanks to Darin) -beautiful interior of apartments (built in 2020 so no renovations needed) -secure underground parking -close to A LOT of places (restaurants, grocery stores, close to Ponce/Midtown/Atlanta, hospital, banks, shopping plazas, etc.) - so much more! Even with Saul no longer being here, Lorena has also been amazing with the residents here. You can tell that she cares about the community and our needs. I will be renewing my lease as my pros outweigh my cons."

"Sorry for the long winded review but i think it is important for someone looking to live here. Worst property management ever. I have been through 6 or 7 incidents that i know of while on property at Arcadia Decatur. 3 of those my vehicle was broken into. Very minimal has changed with adding a few cameras and a gate. They need to have 12 or 24 hours security onsite because of multiple car break ins, car jacking, gun point robbery.. At one point the old manager asked to release me from the lease and I said "no" because they were in the process of installing cameras and a gate which made no difference. When I asked after the third time the manager had no sympathy and threatened to evict me because I wanted out and did not want to spend any more money with them. The reason was because I had over $2,100 in window repairs, stolen items, and insurance costs. I think for them to either offer a month rent credit, release from lease, or anything would have been great... but nope all they said is they aren't responsible. If your property, apartment, or community is managed by them, please do not live there. For the amount you pay here, you should feel safe and not worried about walking to your car everyday and wondering if it is broken in to. And they can afford to pay a security company to stand guard. Don't waste your money, risk you and your properties safety, or mental health by living here. Cheers!"
