"We moved in to Aventura Dunwoody when it was still Dunwoody Courtyards under Lincoln Property Management. On our first day, we saw a scratched toilet that the management company attempted to cover up, dirty cabinets and counters, no hot water in the kitchen and roaches. However, the most concerning thing that we encountered during our first day was the dryer vent that was blowing hot air into our wall. This is not only a fire hazard, but shows poor construction within the property. When we brought this to their attention, the former business manager dismissed our concerns. After weeks of back and forth with the manager, she acknowledged the severity of the concern under the guise of a “miscommunication.” This only happened right before the property was sold to Greystar management. Luckily, we were able to break our lease early due to the lack of responsiveness to our safety concerns. In our four short months here, we noticed two car break ins, and sewage pipes leaking in the parking deck. The walls are thin and you can hear EVERY single noise that your neighbors make. Often making it difficult to sleep. As we were waiting for our time to end at this complex, the roach infestation continued to get worse. We honestly never reported it because they did not care about our safety anyways. At one point, we set up roach traps that caught 60+ roaches in one week. A month after we moved out, we have yet to receive an update on our security deposit and confirmation that everything was taken care of at move out. I couldn’t imagine staying here for an entire year. There’s a reason why these apartments are so affordably priced compared to other complexes in the area."

"A poorly maintained, infested apartment complex run by an incapable management team. I lived in this apartment for 5 months, and that was 5 months too many. Shortly after moving in, our next door neighbors were robbed and moved out because they feared for their safety. We would also find roaches every single day, and at the worst times we would find up to 25 roaches in one day. Pest control treated the apartment almost every month with no results, and the management team gaslit me, claiming that there was no infestation because "none of your neighbors have complained about roaches." After documenting the issue at length, they let us break our lease with no consequences due to the severity of the infestation. Since then, my rent was overcharged and I have yet to see that money returned to me. They have owed me over $100 for two months now. I also have not received my security deposit even though I moved out over 30 days ago. Don't move here unless you want roaches for roommates and to constantly fight for basic human decency. Management only responds to me after I've sent several emails AND called/visited in person. Management like this is why tenants need stronger legal protections."

"Please believe the other reviews, the property is old & roach infested! My unit was inspected & since a roach did not crawl out to greet them I was told there is no apparent pest issue. I did not come with roaches & I will not leave with them! I am fighting to be moved to another property or released from my lease. The property manager is rude & the regional manager is almost unresponsive! This representation of Greystar is lackluster & I would not recommend staying on any of their properties if this is how they treat their tenants!"

"Fantastic location and a quiet community that gives a sense of peacefulness. The new management team and maintenance have been nothing but amazing, the day before my partner and I were due to move in, there was an issue that arisen outside our control and outside the control of management that could have potentially affected the chance of us moving in, however! The management team, notably Katina and Sandra, and Solomon were able to pull off a miracle and found us an even better apartment last minute to move in to, thank you so much team, we are proud to call Aventura Dunwoody our home!"
