Willowest in Vinings

"Update: I had a good conversation with our property manager who indicted that cleanup crews are coming to clean up the dog poop. Also, EV charger repairs are in the works but there are vendor delays. Overall, I think this place is good value for money but I’m concerned about the direction of the community. We’ve had a number of smokers move in that disregard the no smoking policy. The complex is also littered with dog poop which is also a violation for the community rules. I understand that enforcement can be difficult but I do wish that the staff would address these issues more aggressively. Also, and this may not be an issue for many, the electric car chargers are slowly failing one at a time, and it was hinted to me that they will not be fixed due to cost issues. I hope it doesn’t become a real problem but I don’t have much hope that anything will be done. Overall, it can be a good value, especially with recent rent decreases, but just make sure you take a tour and are comfortable with it."

"I lived here for ~7 months and just recently completed the move out process. Overall, I liked the apartment itself, although some of details of the apartment were disappointing upon move-in. Firstly, the carpet in the main bedroom was COATED in dust. It took me several vacuums in the first few weeks to get it to a point where I wasn't having to dump the vacuum bucket after each time- from one room. The caulking in the bathroom leaked and I was told maintenance would be fixing it soon upon move in, but that never happened. The paint job in the apartment was sloppily done and there were several spots of paint on the floor and windows. Also, I never realized during my tour that a train would go by several times each day and night, and that the apartment backed up on the track. This got increasingly annoying. Other than that, the condition of the apartment was good sparing some scratches on the wall. I didn't have the pest issues others described but I lived on the third floor, so possibly that helped. The appliances worked fine and the complex amentities were adequate. The gym is a bit small and the treadmills would break often, and the pool would sometimes close with no warning. The MOST annoying thing was the gates that would break several times a week- either not opening or not shutting. Also, my guest code stopped working. However, despite these things, I would rate my overall living in the apartment at 4/5. The move out procedure was easy but the leasing company slapped me with a $100 painting fee that wasn't mentioned as being part of the lease (I only lived there for 7 months and I work 50-60 hr weeks so I had no damage besides picture hanging). I asked the office to provide me the lease clause where it states I'm responsible for this & the person speaking hung up and never sent it. Also- be aware that YOU are responsible for hiring a professional cleaning service to clean the apartment upon leaving, otherwise it's an $150 charge (for a 2BR) (This is ironic because of the dust issue I describe above). If you're going to charge for professional cleaning, at least clean the carpets :) Normally this would be considered as normal wear and tear for most complexes, so being charged with these things was irritating. TLDR: The staff at the complex is mostly friendly, and the living experience was a 4/5. Beware of up charges on your security deposit."

"Lived here for 3 years. It was decent when it was The Pointe at Vinings. (We did have a rodent once but they came in and closed off the pipes. Also, a friend's car was stolen from the parking lot). When it changed over to Willowest it has been terrible as far as management. In the last part of our living here we had a roach and gnat infestation. They neglected to realize an apartment below us was DISGUSTING (even though they come into our apartments) and it caused a MAJOR gnat problem for me and two of my other neighbors for about 3 months. That finally calmed down then the roaches came out for the next few months. I was not in a place where I could move, so I had to stick it out. We had to notify them multiple times before they started being slightly proactive about the problem. It was so nasty. Constantly having to put out gnat traps for HUNDREDS of gnats in the bathrooms and kitchen and constantly spraying roach spray. Waking up and there multiple roaches in my bathroom, etc. They only compensated us by reducing our rent a couple hundred dollars ONE month. Now on move out, they're trying to charge us $800 in move out fees (only half of them are substantial) after having to deal with all of that. No type of consideration for what we went through in their apartment for 6 months and not breaking our lease like other people chose to do. I enjoyed my neighbors and the area is pretty nice, but I don't think it's worth all we had to go through in the end. I unfortunately don't have pictures of the roaches because I would spray them too quickly and didn't want to touch the traps, but here are pictures of MULTIPLE gnat traps."

"Willowwest in Vinings has been a great quiet neighborhood thus far! No complaints regarding the leasing staff. However, their maintenance staff has not been the best. The purpose of leasing is releasing yourself from fixing major and minor things such as plumbing, fixtures and other things that falls under a landlord’s obligation. But here get ready to repair things on your own or wait months before your ticket is even considered. I’ve lived many places and the maintenance response here is def a 3/10 compared to other properties I’ve experienced. Overall 7/10 community. 3 stars are given based on Maintenance experience considering that’s an ongoing thing any resident has to deal with. This was measured based upon response, wait and urgency."

"(UPDATED) Ever since the property went from ‘The Pointe at Vinings’ to ‘Willowest in Vinings,’ the community has gone down hill! More and more longtime residents are moving out and as soon as I’m able to break my lease, I’ll be moving out, too. I no longer feel safe here. Any and all kinds of people are here. Gates constantly broken. Management downplays that crime is occurring but speak to residents and they’ll tell you. I agree with the other commenter that most 5 star reviews are from people who toured. They recently asked us to review the community to boost their online reputation so some of the other reviews may be coming from there, also. Potential renters… look elsewhere! These are old RENOVATED units being marketed as luxury! So much work needs to be done on the insides and it’s simply not worth the price. Holes in walls, prob from rats, simply patched up but the issue isn’t resolved. Location is great but there’s far better out there."
