"Have lived here just over a month and very pleased and impressed with the maintenance here, especially Justin. I noticed a few flaws when my application was approved, I noted them, and they were fixed immediately. What a great start!"

Unless management changes, you’re better off ANYWHERE else. This place should seriously consider getting someone who actually cares to manage"

"Justin and team go above and beyond my expectations! I had a major problem with my door handle and I just stopped to talk to Justin and he was so nice and pleasant and fixed my door 5 minutes later! Every time I’ve needed their helps he’s been wonderful. If you need a problem fixed, go to Justin and his team personally !"

"As someone who has lived here for 6 years and is still a resident. DO NOT SIGN HERE. Unless you are a student at GSU. The good things about Southern Downs is it's location. You are walking distance from campus, the stadium, and the night life that surrounds it. There gym is small but good for what it is and the pool/beach area is so great for sunny days. The bad however, is really bad. With units that seem to be falling apart, I find it crazy they keep increasing rent prices. Along with the utility charges being inconsistent, with it sometimes ranging from $65 one month to $151 the next. But I believe it's biggest downfall is it's leasing office. Now I understand they are people who just want to do their job, but please know that they do not care about the average resident. The customer service is beyond poor and they seem to not have much sympathy for it's renters. If you owe them $50, you best believe you will be getting a letter saying that you will be evicted in 3 days if unpaid. And they have a policy that says if your account is under $100, no fees will be added until the next months rent! But they still use these extortionist scare tactics to make you pay them. It's so poor, that even there associates are poorly trained and are forced to answer questions they don't have the answers to. It's very sad. So if you rent here, just know that the leasing office will not help you unless you badger them with calls or go to them in person. And I feel it shouldn't have to be that way. It's unfair to the renters and the associates alike."

"I've lived here for over 6 years, but the most recent company to take over the complex (as of 2023) has not been great. I've had a hole in my roof for over a month with rodents living in the walls because of it and nothing has been done to fix the hole. The positives I can say are that it is located close to campus, but so are several other apartment complexes who may be better worth your money."
