"After staying at the Garden District for six months, I think it's only fair to give my honest review about this establishment. On my day of moving in, I was welcomed by an overwhelming smell that was coming from the carpet in the studio. After cleaning it myself quite a few times, they eventually sent someone out to clean the carpet and I had gotten $50 dollars taken off of my next rent payment due to the inconvenience. After a few hours... the smell came back. If you're looking at a studio apartment, just know that you do not have your own thermostat and you share vents with your neighbors. After talking to one of the associates that worked up front by the office about the air conditioning and stench situation, she walked to the property manager's office and asked her what to do. After asking if I had put in a work order through the online portal, the property manager answered in a passive aggressive manner, "well we didn't know." I wasn't aware I could do that at the time. She begrudgingly walked out of the office to schedule a day and time for when it could be checked out. After I had gotten a visit from one of the maintenance employees, they supposedly couldn't smell anything and the A/C was fine. I had called the office a few weeks later to ask them to turn down the temperature from the other side and that's when the property manager told me with enthusiasm, that we share vents. Not having your own thermostat, smelling the stench from the carpet, smelling your neighbor's use of substance and often times, use of the toilet. Constant excuses for issues not being solved, poor WiFi, extremely thin walls so that you can hear couples argue every other week after getting home from a long shift from work and did I mention the smell underneath the sink? Of course the response will be filled with excuses with "why?" or "this is how it is." Why do you think I didn't continue asking for the issues to be resolved? With the bad experience in mind, the only pros to this establishment is the pool and convenience to work. That is all. At the end of the day, you get what you pay for. As someone who's been to many places and has had many different experiences... do NOT move into the Garden District."

"The Garden District has the most caring staff of any apartment I have stayed in. They are very accommodating and assess any issues or requests with kindness. Any maintenance requests are always fully looked after, and I have never had to wait for an issue to be fixed, thanks to their amazing staff. Rheanna, the leasing manager, is delightful. She is very kind and helpful and has been a big reason why my experience has been positive!"

"If you’d like to live in the worst apartment complex in statesboro now is your chance. At the garden district you will be taken care of. They have a state of the art laundry room where nothing ever works and you will most certainly get into arguments as there is only 2 washers and dryers that break all the time. If you like stand-offs with police and cover ups then you’ll love it here. Want to be harassed by the manger for complaining ? Well at the garden district you can or atleast it’s very likely you will. So come on down and pay some high rent prices for some low quality housing"

"Lived here for a year in a 3 bedroom apt. Pros: First off, the place is gorgeous, like seriously they do a great job of keeping the apartment complex looking nice and it's just a great vibe. Even my friends who lived in a far more expensive complex were jealous of how aesthetic Garden District is. For the price, my apartment was decently roomy and I liked the overall floorplan. The front office staff are also incredibly nice which really does go a long way towards making a place feel like home. Cons: That said you do get what you pay for - stained carpets, ugly bathtubs etc. Our appliances were constantly breaking and maintenance would take forever to come fix it. The maintenance guy was super sweet, but they definitely need to just replace those ancient machines - even when they gave us the key to the onsite laundry... the dryer there was broken too. It may seem like a small gripe but when you're already stressed with school, work, or what have you, not having clean clothes or clean dishes can be super stressful. Lastly the pool was not always clean, they do a decent job of keeping it clean, but once and awhile they'd let it get out of hand. Overall I'd recommend this place. Sure they won't treat you like royalty, but it's homey and it won't break your bank."

"A reasonably-priced, albeit older complex a couple of miles from campus. It's hard to beat the two and three bedroom town homes for the money, but it is without a doubt largely student housing. That said, it stayed pretty quiet during my three years living here. Plus the French Quarter styling adds a nice bit of uniqueness to it."
