"If I had the option for zero stars I would give them that... Do not rent from this property. They are slumlords and do whatever they can to not fix anything so they can pocket your money. They come in and pretend like they are fixing it... I had mold in my home they came in and cut the wall out that had mold months ago and never came back to fix it."

"I have been with this company for the past 8 years and it has been the BEST experience I have ever had! Any time I need maintenance, they are always on point with getting the orders completed in a timely matter, which speaks volumes to me because I have been with other companies and have had to follow up with them to get the request completed. NOT here!!! My property manager, Stephanie Smith, has been my saving grace more times than a few!! She is very humble and have always worked with me with whatever issue I have had. She is very professional and great at what she does! You don't find too many like her-at least I havent, hence the reason my tenure has been as it is. She has always communicated and listened to my needs and I just love her spirit. I'm not sure what the hype is all about in some of these reviews! I HONESTLY DON'T! The property is well kept and managed. I can write a book about MY experience here, but I won't. I will suggest though, to find out for yourself before you just read one or two bad reviews. Sometimes, it might just be the other person not willing to work with management and follow the rules!!! If you are interested in this company/one of their properties, go and talk to them for yourself. God bless!!!"

"I rented a townhome for two years, and initially, 316 Property Management was great, but things took a turn. About a year ago, we reported soft spots in the flooring, and they advised us to monitor it and inform them if it got worse. Every month when we paid rent in person, we reminded them of the issue. They sent various maintenance personnel like the "A/C guy" or "Pest Guy" to inspect, but they just noted the problem and left without fixing it. A month before we moved out, we reminded them once more, and this time they finally took action. Upon inspection, they claimed our 4-pound Yorkie's urine caused the soft spot, even claiming pictures of a dog bowl and gate supported this absurd theory. I began documenting their repairs, and upon observing swollen flooring, I hired a flooring expert from Skywalker Flooring. The flooring expert immediately identified the problem as a broken toilet flange, which the maintenance team had exposed while removing the bathroom flooring and toilet. I gave 316 Property Management the benefit of the doubt and presented the expert's evaluation, hoping they'd acknowledge their mistake. However, they stubbornly clung to their "Dog Urine Theory." I knew then what kind of company I was dealing with. I took photos, called a restoration company, and they confirmed the broken toilet flange and eroded O-ring, proving that the toilet leak had damaged both the bathroom and hallway floors. There was no evidence of dog urine, as we knew. Armed with this evidence, I presented it to the property management company, leaving them stunned. Days later, they emailed us, deciding not to charge us for the damaged flooring. But the ordeal didn't end there. I told them to keep our deposit, refusing to give them any more of our money. They retained the deposit but came up with fake damage charges equivalent to a month's rent. These actions are ridiculous and consistent with the negative reviews you'll find online. They didn't count on this tenant being proactive & that's what caught them off guard! If you're considering renting from them, I strongly advise against it!"

"Been here for 7 months, have had zero issues with this company. Very pleasant to deal with, you put a work order in for maintenance and by the time you get home the issue is fixed. Neighborhood is nice, house was super clean when I moved in. Would recommend to anyone looking for a nicer place to live in the Grovetown area."

"Renters beware this company has an agreement with the military in regards to deposits and pet fees they knew we were military and still charged us extra and later once we brought it up they took money off our rent. 2nd after a year of renting our price was increased by 200 dollars which in my opinion is ridiculous. Don’t bother cleaning when you move out as they will charge you a full cleaning price. And for the love of everything holy do not do any touch up paint we were charged 300 to repaint what we tried to touch up. They also do not provide touch up paint so we paid out of pocket for it and we were told that we had to touch up but then after we painted we were told that it was at the renters discretion. The paint in these places are trash and if you touch the wall stains automatically. I scrubbed for hours and touched up and was still charged over 300 so they could have a professional paint after two years of renting . Not to mention a professional carpet cleaning as well no matter how clean you are! When we first set up to sign with them they were supposed to meet us and never showed so I called and was told oh they said you were coming in!! That should have been my first red flag do not rent from this so called christian family run business they are money hungry and lazy and will nickel and dime you not military friendly run!"
