"Don't live here if you can help it. Flats on 7th is a very frustrating place to live, with a property management company who clearly only cares about taking your money. The buildings are in disrepair and even basic upgrades (such as proper window insulation to cut down on energy bills, cracks in the wall, leaky A/C units, or a fan in the shower area) are ignored in favor of cheap cosmetic updates that look good on website photos. (Not to mention you get to live with constant construction noises all around.) And if you want to have friends or family visit? Forget about it. They have a very predatory towing company literally trolling the parking lots. It doesn't matter if your visitor is parked there for less than an hour. If they see a car without a sticker, they WILL tow it, even though there is plenty of parking space available. Par for the course, this is not clearly communicated, as the very few signs mentioning it are small and easy to miss. There are maybe six parking spots by the leasing office that are marked "visitor" and are theoretically safe to park - a spot that is a good three to five minute walk from most of the buildings, by the way. And sometimes they'll even tow you from that spot. Flats on 7th clearly doesn't care about your experience as a resident beyond the bare minimum it takes to manage the property. The cost of rent really isn't good enough to justify the frustrations. Not to mention they will then nickle and dime you on your way out over absolutely *basic* wear and tear for a 5 year residency without a single tenant issue or late payment."
"As a departing resident in good standing of 5 years, I can now offer my honest thoughts on the experience. The only consistently bright spot was the maintenance team, who were always quick and courteous to respond. The single bright spot. Turnover in the office team is incredibly high, so that experience was a mixed bag as I was definitely treated better by some than others. These units were previously government housing which got some paint slapped on them and shiny appliances to make them look pretty, but there is serious internal work needed. Windows are also pretty garbage. Be prepared to pay out the butt on your energy bill when it gets cold. The pool is closed more often than it's open for 'maintenance' and the other "amenities" are overpriced and lackluster at best. And be prepared to have your visitors towed at any time of day if they aren't in marked spots. Even parking at the office isn't always safe. What made this an atrociously bad experience by far is how I have been treated on move out. I spent an entire weekend cleaning, paying special attention to the oven on their request. I am being nickel and dimed for normal wear and tear items on my final bill - including a ridiculous additional oven cleaning fee and a charge for blinds that I know for a fact are going to be replaced as I have seen them in surrounding units as other residents have moved on. Not only that, *the day* after I received the bill I am already receiving 'pre-collections' notices despite responding immediately to dispute several items. Keep in mind I was a resident in good standing for 5 years, meaning I never missed a rent payment nor were there any other issues. I'm glad I was able to find a better opportunity elsewhere. This company will never get any of my business again and I hope it doesn't get any of yours. Take your money and run. This ain't it folks."
"In all my years of apartment hunting, I have never encountered a more unprofessional and unhygienic living situation. Upon moving into G108, I was appalled to find urine on the toilet seat, yellow stains plastered all over the floor, and hanging lights that seemed to defy the basic concept of proper installation. The list of grievances felt never-ending - crumbs on the stove top, floor boards coming up, wet paint on the walls with dirty handprints, and an overwhelming stench of mold that permeated the entire apartment. Despite my best efforts to address the appalling conditions, the management's response was nothing short of a disappointing farce. They half-heartedly attempted to rectify a couple of issues while the bigger problems persisted. Our attempts to communicate the severity of the situation fell on deaf ears, and we were left to bear the brunt of their unprofessionalism. Regrettably, the final straw was the unsettling discovery of German cockroaches (in all different life cycles) infesting the apartment - a sight that left us utterly disgusted and concerned for the well-being of our personal belongings. In response, Susan from management “generously” offered us a way out, admitting to having different standards and suggesting that we might be "too demanding." It's astonishing that expecting basic cleanliness and hygiene is considered high maintenance in their world. Breaking the lease within a week and moving out was a stressful ordeal, causing financial losses and wasting valuable time. Flats on 7th needs an urgent overhaul in management and cleaning services. Unless one enjoys a roach-infested haven or seeks respiratory infections from mold, I strongly caution against considering this establishment as a place of residence. The standards of professionalism and cleanliness are appallingly lacking, making this experience a regrettable chapter in my housing search. Response to management: I was not given any prior indication that the apartment I was scheduled to move into was not yet ready for occupancy. The lack of this basic courtesy raises questions about the level of professionalism upheld by your team. How could such a fundamental detail be overlooked, leading to the absurd situation of moving into an unprepared unit? I was also never informed about such a credit to my account and have not received any credit either. It's deeply disheartening to witness such a lack of accountability, transparency, and respect for tenants. I genuinely hope that prospective occupants will be spared the distress I've experienced due to the negligent communication, dishonest dealings, and overall neglect evident in the state of the facilities. Lastly, the assertion of being open to communication appears contradictory in light of recent interactions. Following a conversation with Susan, the property manager, it was disappointing to encounter a refusal to provide the contact information for the management team. This particular instance raises concerns about the level of respect accorded to tenants.If avenues for direct contact with management are not facilitated, the process becomes frustratingly limited. In this context, it's challenging to establish a productive dialogue when the point of contact is a property manager who may not be acting in a forthright and attentive manner. I would appreciate a call from a higher up regarding this situation."

She got me a move in date within 24 hours of my application and answered every single question I had with a smile on her face! 10/10 recommend this company as she has made the renting experience a blessing!"
"Moved in a month ago and I love it! The locations is really good and the apartment is adorable. Parking can be an issue sometimes- my dad lives at one of their other communities and that’s been really good too! The new manager and office team are so helpful they called on the day of my move in to make sure everything was good. I feel like like they really care."
