"Don't trust the other review - they are most likely fake. Me and my friends live here across 3 different units for 2 years, and we all agree that theres no way this place deserves more than 1 star. First: it takes forever to get anything fixed or looked at. My AC has a problem where it doesn't work in the middle of winter, and the central heater is under maintenance for some reason for a month (how smart of them to schedule it in winter, hm). After multiple calls, including repeatedly walking to their office and trying to get it looked at (while I'm continuously freezing), it took them more than a month to finally fix it, during which I am absolutely freeze. Which brings us to the second issue: the staff. If you're told about any issue, they have 2 possible responses. 1) they will say yes, they will fix it and look at it, but not doing anything at all. This has happened to me more times than I'd like to count on issues such as pest control, AC issues, package, mold, leakage, Ect. 2) they will be condescending and rude, and said that it's your fault. This happened to me with my issues on ac heat not working (they say I mess the setting -- I'm a duke graduate, I can read setting just fine, thank you very much), and about issues on package and bike theft. Do not live here under any circumstances. The prices are now prohibitive, the units are old and not maintained, and the management is trash that believes they are always correct and can get by not responding to any resident questions and comments. Spare yourself the pain, and look at another place instead."
"***DO NOT RENT HERE*** Not only is it overpriced because it's so close to Duke, but management only cares about you when you are moving in. They have been completely unhelpful and disrespectful while trying to move out. I have no access to my leasing documents and they are attempting to rip me off. Gemma particularly has been very condescending during this process."
"The staff here have made my move and stay so far delightful. The few issues I’ve run into have been resolved with swiftness, attention, and respect. I’m not sure how this place used to be, but it seems that it is becoming top notch due to the attentive and competent management. Would definitely recommend it to anyone. I’ve worked with Gemma Valencia, who is a pleasure to do business with, but the whole staff down to the maintenance has been very helpful."
"They regularly shut off the water in the building and act as if it's a minor inconvenience. Want to cook dinner? Too bad. Want to shower? Too bad. Want to flush the toilet? Too bad. Then they post updates every hour that surely the water will be back on the next hour, but the reality is they shut off the water for 24 hours at a time and think that's in any way acceptable. Your contractors missed their deadline? Tell them to come back tomorrow, don't punish the residents. What a horrible place to live. Sure enough, the contractors went home for the night, but didn't turn the water back on. Management as usual lied to residents. I wonder what the city and county think of shutting off the water to residents. Today marks the 4th time in 10 days that they've shut off the water. They emailed residents at 4pm, saying they "hope" to have the water back on within the hour. And yet at 6:30pm, the water is still not back on. Their prior update said they expected to have the water back on from 12pm-3pm. These people are criminals."
"Do not waste your time! The positive reviews for this place are either old or paid for. I'm sure at one time (many years ago), it may have been a good place to live, but I feel sorry for those who have no other option. I simply toured this place and was disgusted. Severe maintenance issues: Broken pavement, broken mailboxes, rickety handrails or lack there of, tripping hazards, etc. All I could see was liability lawsuits waiting to happen from ADA non-compliancy alone. Usually when a complex is showing an apartment to potential renters, they show their best. We were shown units that looked like the land time forgot--dusty, dirty ,damp and then the "upgraded" unit had decent-appearing furniture, but you could look at the walls, baseboards, and ceiling to tell their were other issues going on. The only positive is its' location. I really hope someone can come in, totally revamp the place and be able to keep it up. So many people are in need of a decent place to live ."
