"My wife and I moved into our apartment less than a month ago in November from out of state. We were here in the summer looking at apartment complexes. Teresa did an excellent job showing us the model apartment and facilities. It was obvious she enjoyed working here. Since we've been here, we've found Patrick in maintenance to be courteous, efficient and cares about the job he does. Teresa at the front desk is friendly and helpful. On the downside, the elevator in our building was out of service longer than 24 hours when we arrived to move in, costing us additional expense in postponing the move-in for the next day. We have submitted the invoice for the additional expenses incurred for reimbursement to Oasis and are awaiting resolution."
"TLDR: Good location, nice walking trail, poor management, poor noise insulation, over populated area I lived in Oasis at Riverlights from May 2022 through October 2023. I’ll start with the good news… Oasis at Riverlights is in a good location. You are basically 5-20 minutes away from anything you’ll need. They are located right next to a nice walking trail which I used often and people are pretty friendly in the neighborhood. It is a generally safe neighborhood to live in. Now for the bad news… Sometime earlier this year, the management office seems to have let go of all their old staff and have new people running the place. The old staff were super friendly, would get to know you and talk with you and really seemed to care about everyone having a nice place to live. Oasis even used to have a couple of community events every month that also seemed to disappear with the management change. I am not sure why the sudden change in management and staff occurred. Right around November 2022, a new neighbor moved in above my apartment. As with any apartment building, you should expect a certain level of noise that comes with living in a shared space. However, this neighbor was inexcusably noisy, would stomp on the floor at all hours of the day and night (seemed like an insomniac because we would hear stomping constantly during the daytime and while trying to sleep between 10pm-5am), and would cause my furniture to tremble from the vibrations of their footsteps. This was not a family, it was ONE set of footsteps from ONE adult that lived there. We started reporting the issue with the prior management and they were prompt in their responses, showed concerned and promised action if the issue persisted. Then suddenly, the entire staff changed around February of this year (2023) and we were back at square one. We kept reporting the issue, they didn’t respond to our messages in a timely fashion and the issue was never properly resolved. At one point, we left a message to the overnight courtesy officer and followed up with the management office the following day but never received a response back from either party. I also had directly asked our neighbor a few times to please be mindful of their walking and noise level, with no change at all. We decided that we could no longer live like this and needed to break our lease. We let management know that we were leaving because of the issues we’ve reported for months and ONLY then, did they offer to move us into a different apartment if we chose to stay. It was too little, too late because we already found a house to live in. Had they offered this months in advance, we would have considered staying before our house hunt. We told them they could make it up to us by negotiating a fair reduction in the cost of breaking the lease (which is two months rent) and they denied us even though it was because of an issue we reported for a long time and THEY did not take action on. It was clear how disorganized this office is and how much they don’t care about their tenants, only their money. In addition, the buildings seemed less maintained since the switch in management, hallways are dirtier, staircases are even worse than the hallways because the walls are scuffed, stained and damaged from people moving in. You would expect a luxury style apartment building to maintain this a little better. You can also tell the area/neighborhood is getting over-populated because driving during rush hour is a nightmare on single lane roads in this area. If you don’t care about their management style and just need a place to live short term, this may not be a bad place to live because of its convenient location. If you’re looking to stay long term somewhere, I cannot recommend Oasis at Riverlights because you risk an experience like the one I went through. I did originally plan to stay a few years but no one should deal with that kind of experience with a management office that is not willing to make things right for their customers/tenants."
"100% recommend! We moved in July 2023 - to preface, we had just moved to Wilmington from St. Louis, MO and our previous housing arrangement was alas, no more. We came to Oasis at Riverlights, based on their reviews, hoping to find something for the near future. We were able to get into our apartment SAME DAY! To say we were relieved is the understatement of the year. Trever (a godsend) showed us the apartment, walked us through the process, and worked with us all the way to the end, handing us the keys with his signature smile. Since our arrival, we have had nothing but the best experience. The staff have a genuine warmth and always go above and beyond to help. Our dryer went on the fritz, and I kid you not, within an hour they had taken it away and replaced it with a new one. I cannot impress on y'all how incredible that is. IT IS INCREDIBLE - take my word for it. Hands down the best complex staffing I've ever seen. Long story short, if you have been looking for a new place and want a beautiful setting with the most gorgeous sunrises and sunsets, walking/biking trails, and amenities that are out of this world - this is it. I couldn't imagine living elsewhere, and you shouldn't either."
"Being a new resident at Oasis at Riverlights, I have certainly found a place I can call home. The property and Riverlights district it’s self is beautiful and inviting. It is also a short walk to restaurants, like Smoke on the Water and Girls with Dough, and a few local shops. The staff here is always pleasant and ready to help with any issue or concern you have. They are very pet friendly and I haven’t had any issues with someone not picking up after their dog nor of continuous barking that can be heard from inside my apartment, unlike my prior apartments. The property is very quiet and has a good mix of singles, families, and a wide variety of ages in your neighbors. I live in a 2B2B and I overlook the spectacular pond with fountains that light up at night. The apartment is very spacious and bright. Valet trash pick up is almost everyday which is a lifesaver, especially for rainy days! No assigned parking, but at most, I have only had to walk a few extra feet to the stairwell entrance of my apartment! No horrendous hikes like the prior properties I’ve stayed at. I am very impressed with how well my whole experience moving to a new town has been with this property. No added stress and the biggest stress relief of all, the ocean, is only 15-20 mins away! I love it here and plan to stay a few years!!"
"This place is not your run-of-the-mill apartment complex - it's a sanctuary. My husband and I have lived in many different apartments, all over the country, and none of them gave the kind of peace and serenity that Oasis at Riverlights has given to us. We considered other properties in Wilmington, but this location surpassed all the others; it's quiet but conveniently situated. As you can see by the pictures, I love the proximity to nature as opposed to a busy roadway. The walking paths have been a godsend to us, health-wise, especially during the lockdown months. The layout of our apartment is spacious and accommodating, as well as being aesthetically pleasing (and easy to clean! High marks!). I've received so many compliments from friends and family when I've shown off pictures from our move-in- "Those appliances and fixtures are way nicer than any in my house!" is one comment we've heard often. When we first moved in, we did encounter an issue with the washing machine. But, in addition to Jesse being on call to help us, he also speedily brought in the repair technician right away - crisis averted! Honestly, the crew here have been super attentive to our questions and needs. Also, the residents here are all incredibly friendly. From day one we've always seen folks smile and wave "hello!". There is a genuine feeling of good fellowship among the older couples, the new families, and the younger folk, too. Speaking of good vibes, this place is a dog haven! In addition to a dog park, there are so many "doggy pit stops" that provide bags and refuse bins along the walks here. Admittedly, the highlight of my day is taking a stroll and counting how many good "doggos" I see along my way. If you don't like dogs, fear not - the residents are all conscientious, responsible dog owners and caretakers; in my experience, I've never seen a bad dog incident here. And, last but not least, the staff here are so sweet and helpful - not to mention, terrifically patient. In addition to being enormously kind to everyone, they encourage a lot of community-building with a great events calendar; they really make you feel like a member of the family. So, yes, you could say I'm a fan of this place."
