"Time to get out of here!!! I've live in LMV for over ten years, and over the past three years the rent increases are just too much, with no reward. Last year’s rent increase was 9%, this year 8% , paying over $2K+ a month for an old a$@ apartment with no upgrades is insane! They never want to give you anything new, just old appliances that they keep in storeroom. Charging high rent as if this is a luxury apartment community is equally insane. The living experience does not match what they want in rent. They should be ashamed of themselves! Ripping people off. I would NEVER refer this complex to anyone. I've seen so many empty apartments because people are coming to their senses. For the amount of rent they want you to pay year over year, you might as well go pay an extra $200 for an actual LUXURY apartment, because Lamberts Mill is far from that. They need to update these apartments from the outside first, then work on every single unit inside. Hire some property consultants and managers to help them actually turn the complex into what their trying to charge for. Paint the outside doors, replace the railings outside, put some pool furniture at the pool area. My list could go on and on..."

"Live anywhere else. Been here for almost a year and a half. I live on a first floor apartment. Everything looks nice, but the construction is so cheap. The walls are so thin I can hear my all of my upstairs neighbors conversations. If they wake up at 2am and go to the bathroom, you can hear their footsteps loud and clear. Appliances are as cheap as they come. You’re paying for a dishwasher, but it doesn’t work. There is no insulation so expect the temperature in the apartment to be out of control. There are large gaps under doors where crickets get in and where the landscaping company blows piles of dirt under my door. Make sure to check out the windows if you’re touring the apartment because none of mine have been installed properly. I was in the shower one day when the top of one of my windows just fell on me. These greedy landlords need to be taught a lesson. Garden communities continues to expand their business, but I would never rent from these predatory scum lords again."

"8% rent increases every year... I was told I would see this as a benefit in my quality of living and my apartment would be a place I could be proud to call home.... yet when my refrigerator compressor breaks, the only solution they will offer is to replace with another old, broken down appliance stored in a garage somewhere. I am now on refrigerator number 4, which has rust all over the side. How does this align with "better quality of living"? Why not provide a new appliance? I'm certainly paying for it. Clear discrimination against tenants in older units."
