"Pros: - Three min walking distance to Path Station which could take you to FiDi, Manhattan or Newark airport 30-45 mins. - Three to five min driving distance to Newark Ironbound. - Concierge and cleaning staff are courteous and competent. - Maintenance is responsive and do their jobs well. - Apartment Unit layouts are well designed. - Pet-friendly building. - Management organizes resident/social gatherings from time to time which is nice. Cons: - Amenities have not had any upgrades since I moved here three years ago. The game room for instance is barely used because the vid game console is way out of date. The virtual soccer/gold game is old. The "state of the art" fitness room has old treadmills. Some of the grills both in the pool area and rooftop deck aren't working and those that do are confusing to operate. We're basically paying for these barely used and outdated amenities. - I can't speak for the current management but the prior was not good. Their email and callback response time is absolutely horrendous. They avoided speaking with residents in-person the best they can. Their dog policies weren't strictly enforced. I've had two instances where my dog got approached by other dogs UNLEASHED. I've had two occasions of random vehicles parking on my space and they didn't have them towed. - The gym reaks of odor due to some of the patrons. I really hate to be insensitive but it's becoming increasingly bad each day. I'm not lying when I say the odor is so strong that it lingers around and sticks onto the equipment. - The resident online bulletin board is not routinely updated. It sometimes take more than a week for your comment to get posted making rendering communications very ineffective. - Guest parking spaces needs to have a better system. It's hard to reserve to due overdue parking and guests parking without reserving. - Redbull Arena gameday traffic is absolutely the worst. From my conversations with former residents is the main reason for not renewing. I get that it's the town's responsibility to manage the traffic but management's blatant indifference and lack of involvement towards this very concerning issue makes it twice worse. It's just going to get worse now that there's a new apartment in the perimeter. Not once have any of the management companies during my residence here have at least addressed and acknowledged that this is a recurring issue. It's so bad that you can get stuck in traffic for more than an hour and worse, have no way to get back to your apartment at all. - Increasing number of questionable residents. From not picking up after dogs, leaving trash in the stairwells, random people parking in other people's space, yelling and speaking very loudly in the hallways, reckless driving in the garage, intentionally pulling the fire alarm, etc."
"If you enjoy horrible management and fire alarms every two days, this is the place for you. This building got so much worse when new management (Bozzuto) took over for old management (Greystar). If they invested anything into their communications or actually listened to their residents, this would be a better rating. But they never do. So disappointing."

Predatory management, overcharging you every month and don't show you breakdown of the charges. outrageous fees 225$ for one day late payment, management steal your money and incorporate it into your balance. 75$ return check fees. 150$ fee for making payment through debit card, so many drama ! lot of noise, trucks all over, Fedex truck, heavy construction trucks day and night running, loud noise near red bull arena. Cars and Hunking, loud motorists, horrible living condition. closed streets on weekends by police and you can enjoy your weekend because of Red Bull arena."
"Heaven! Whichever time in a day you are getting bored just look out of the window, you will get visual treat to refresh your mood. When I moved in here with my husband in Feb 2021 this place have been like White Wonderland to us! As it's a start of summer we are getting fantastic summer vibes across the riverfront view. "Brand new community in an up and coming neighborhood. The Path train is a block away. Community has plenty of amenities. Great place to live ! Update: This is still a great community to live with great amenities and easy access to the Path station. I removed two star because after one year living there my lease was up and they informed me of a 25% increase in my base rent. On top of that an increase in parking monthly rates as well. For me that’s an increase of $500 per month for rent and parking. Keep in mind that the town of Harrison DOES NOT have rent control. So they can raise your rent as they wish. So that introductory price when you move in will go up after your first year. Others in the building saw an increase of more than $600 per month on base rent alone."
