"I moved here in Nov 2022 and just moved out a few weeks ago. On the surface, the apartments seem very nice but the renovations are done quickly and are a bit sloppy. The gates are constantly broken and stay open. One gate has been completely broken for at least 6 months. Both of which defeat the purpose of staying in a gated community as well as the lawn guys leaving the small gates on the fence open instead of closing it properly. The trash bins are also broken a lot and won't accept the code so you can't open the door with the code to the compactors but they'll charge you a ridiculous fee ($150 if I remember correctly) if you leave it out of the bin so trash piles up FAST. I was fortunate enough that maintenance didn't have to come to my apartment often *maybe a handful of times.* My issue is that despite telling the office numerous times that one of my cats is a flight risk and the office needed to call me prior to entry if it was not an emergency, they did NOT call me and maintenance entered my apartment without notifying me *I have a ring camera.* Maintenance also replaced the timer on my dryer and didn't even reset it properly so I had to guess where to put it to get laundry dry and even then, I usually had to re-start it two or three times just to get it to a full cycle. They also didn't screw the timer in properly so it kept coming un-done. My AC also had stopped working and the maintenance guy told me it was frozen even though it hadn't been on for at least 8 hours and clearly wasn't frozen *this was during the heat of the summer too.* The parking is god awful and they will not paint more visitors parking spots even though there is definitely enough to provide more visitor parking. I also had an issue with flies which I have never had before. One of the times I went to speak to the office about a different issue, there was another tenant there with little fly holders because she had told the office about it and the office ladies had told her that there is no fly issue and to provide proof. Shortly after, I started having issues with flies. My drain also wasn't draining properly and maintenance "fixed" it by taking the splash guard out even though that was not the issue at hand. Almost all of the lights on my stairs and the little hall of our doors were out the entire time I lived there which is definitely a tripping hazard at night time. I also had issues getting a hold of the office. Anytime I did need something from the office, it usually resulted in me having to go to the office because no one answered the office phone. I was paying $1652 a month, plus their deposit fee ($21) for a 1 bedroom, 1 bath is not okay with all these issues. They also now have a community wifi that you CANNOT opt out of anymore. I was able to opt out of it since they added the service after my lease had already begun but it clearly stated that at renewal time, I would have to pay for it. Why would I pay for crappy community WiFi when I already pay for my own?? It's garbage."
"Absolutely horrible and nothing but excuses from the office. Why would anyone want to pay $2200 for rent and look at this???? I’m fed up, we never had these issues when Franklin Johnson previously owned the complex. Why would they keep dropping dumpsters but refusing to pick it up. I have a child, this is a health issue. This has been happening for months. Property has went completely downhill since Pegasus came in the picture."
"Good morning community and future resident, I just wanted to shine some light on the wonderful maintenance team we have here at spring water, my husband and I would like to first say thank you to you guys for all you guys do for our community. We absolutely love and appreciate the quickness and precision of the maintenance team. At any given time of the day and on some cases late at night we can give you guys a call an the maintenance team is prompt and professional with getting the work done not only done but is done right. I have to give credit where credit is due. Qwame and Ryan make a great team your hard work speak for itself. We are so thankful to have them managing our maintenance here at spring water!!!"
"When I found this apartment complex, I was with my friend as he was moving in, and it seem like the perfect place for me and my husband. Shortly after my friend moved in, and I moved in as a neighbor, and on the first day of moving in the laundry room door broke off. The apartment looks so beautiful and from a far away perspective it is absolutely stunning at the closer you get to see that things aren’t paying it properly and aren’t installed properly. It was very quick job you can tell on the renovations. A few more months went by and we noticed smelled it just would be a decaying odor. Well come to find out the HVAC room was completely 5 foot deep with mold all over the walls all over the air machine. So we were now knowing why we were feeling ill in the apartment smells like mildew, no matter what. So they were notified that the HVAC room had been completely filled with mold and so they proceeded to cut out all the walls and the floor and to this day living there with no walls until finally we moved out a few Days ago into another apartment that they offered, because the one we were, and was so gross. As stated by other people that lived there, we moved into a smaller apartment and there’s still things wrong, so yes, we just put in another maintenance order for multiple items to be fixed or replaced, including a dusty, dusty air filter that should have been fresh upon moving in!"
