"Top line: Live elsewhere if you can, don’t be fooled by the specials, you get what you pay for. I lived at illume for 2+ years, being one of the first residents in the building. you may get a good move in deal, you may think “oo wow it’s new must be nice”, it has a semi good location, just look elsewhere. I have lived in 7 apartment builds across DC and 2 in Navy yard and never had the amount of issues, sketchiness by management, deceptive fees, blatant lies amount amenities, security issues (people breaking in, being mugged in the courtyard, homeless people roaming the halls, cops being called almost nightly) all while management never mentions a word about it. Live elsewhere, live safely, and run from this apartment building. Be aware, most of these 5 star reviews to raise the average review score are people touring not living here to boost their Google score. Read actual resident reviews and the score would 2 stars at best. When they respond to the review with “oo wow sorry this happened, please give us a call at X” it goes to a general line that they don’t pick up and they do not help you at all. It’s just for optics on Google. This review gets 2 stars only because I moved in early and had a good view from the apartment. That’s it. Where to begin - From the “losing” of my lease 3 times and the construction noise heard throughout that was enough that DC city government had to get involved on behalf of residents because management was unwilling to give concessions or help, to the “amenities” like the sauna that has not worked in over 2 years and continues to be an evasive subject for the leasing team and management and now management making residents pay $45 every time you need to change the water filter in your fridge, I would live elsewhere. The pickleball courts and dog park are nice but there are 500+ residents trying to also use it so you rarely get time. The gym looks nice, but has 20 treadmills and only 5 pieces of equipment outside of free weights for 500+ residences. The rooftop has no security that matters so homeless individuals are constantly sleeping on the roof, breaking into offices, along with unregulated parties with over 100 guests happening where glass (doors and bottles) are being broken and left. Not to mention the lack of actual use of the upstairs rooftop amenities (TV’s don’t actually work without management giving you one universal remote - for again 500 plus residents) to there is never working WiFi on the roof to work. The unit itself had little issues other than I had no cabinets for 8 months as they didn’t order them, that the AC went out every time someone moved in or out and was days before they fixed it. Your utility bills here will be astoundingly bad. You pay on top of rent and amenities your own gas, electric, water, and then the building also charges you extra for gas, electric, water, sewage that the entire building uses so your bill is an extra $200-$300 and that’s for a one bedroom. They are always evasive when asked why is the bill high recommending you to pay it and they will fix it later (which they never do). Residents paid not only a Pepco bill but also a building electric bill on top, with some residents getting charged over $200 extra a month for “electric charges”. Lastly, when moving out they not only lost my keys 4 times (I took a picture of handing them the keys as proof), they also tried to charge me for the keys along with $300 in services for moving out. When pushed by a lawsuit, they backed off and said I would get a one time exemption only for days later to send me the bill. The sheer lack of communication and incompetence of the leasing staff is astounding. Live elsewhere."
"It’s not everyday you have a seamless transition from one home to the next, especially when there’s great distance. Every step of the way, Jamaal (property management team) was there to ensure I was able to transition from my previous residence to Illume. It stands out because I haven’t received that type of service in other properties. Moreover, anytime I have a question or concern, he’s patient and provides concrete answers and/or instructions. He and his team value their commitment to new and current residents."
"I cannot express enough how incredible Sydney and Aaron, the property managers at Illume, were during our experience. From the moment we reached out for information about the property, Aaron was there to assist us and provide all the necessary details, which instantly gave us peace of mind about our relocation during the holiday season. He went above and beyond with his turn around time with providing images, videos and prompt responses with any questions that we had. Upon our arrival, Sydney greeted us with a warm smile and an amazing tour of all the amenity spaces. Her can-do attitude and helpful nature made us feel like Illume was meant to be our home. She went above and beyond to answer all our questions and ensure we were comfortable with everything, and knowledgeable about the details about the building. But the cherry on top was Jamal, who handed us our keys without having to wait. This level of efficiency and professionalism was truly impressive. We were able to settle in quickly and start enjoying our new home right away. Aaron, Sydney, and Jamal dedication to their roles as property managers is truly commendable. They made the entire process smooth and enjoyable, and their friendly attitudes made us feel welcomed and valued as residents. Their attention to detail and willingness to go the extra mile is what sets them apart. I cannot recommend the entire team at Illume enough. They have truly created a welcoming and comfortable environment for residents, and their exceptional service is a testament to their commitment to making Illume a place we are proud to call home. "Just wrapped up my first month at Illume. Here are my thoughts that include the move in process as well: The move in process was very smooth, shout out to Jamaal! The leasing office can rent out the service elevator for a few hours giving you a easy process to move your stuff (or for your moving crew). The leasing crew let me know they had new management and are making serious changes as they received poor reviews in the past. The room was clean (1 br) and the ceiling to floor windows are a great addition. The maintenance team is very nice and is responsive to my requests. The amenities are fun and spacious, and I WFH, so the office spaces are soundproof enough for online meetings. Unfortunately the Sauna has not been operable since I have moved it. There is a pet spa (wish it was a person spa) that is often used. The vibes here are lively and you rarely feel bored. I have had a positive experience living here for my first month and I hope to continue to see great work from management."
"Sydney showed my wife and I apartments and walked us around practically everywhere and even took us back to places we had already seen just to accommodate us. She was so positive and kind! She exuded an energy that made us feel comfortable, safe and taken care of. Honestly, the best apartment tour we have been given. We cannot say enough about Sydney! She is amazing and we know she will continue to serve her clients with the best service and benefit whatever organization she chooses to work for. The apartments were amazing as well but Sydney elevated the experience!"
