"Everything negative that Joseph states, I can attest to as well. Did not enjoy living here due to the nickel and diming from the management company. I’ve seen the security employees and front desk attendant arguing with each other in the lobby multiple times. They claim to say it’s luxury living, yet there’s nothing luxury about it…."
"TLDR: - worth it if you use the amenities a lot. Otherwise too expensive for what it is. - solid maintenance team (expect a week turn around but they are effective) - hidden fees (expensive utilities since you pay allocation for the whole building, dumb stuff like locker fees) - UDR is horrible and I’d never live here again - great location - newish building Tips for renters: - expect an additional 250-450 dollars of utilities a month plus an additional fee for package service - don’t expect to be able to host friends on the roof. The building has a strict “wristband only” policy ESPECIALLY during “pool season” - the gym here does not really replace an actual gym if you like to workout. The equipment is old and the space allows 10 people MAX if you workout at normal times - if you don’t see the exact apartment you are going to rent, it’s going to be different from what you are shown - security deposit here is based on credit score. In our case, we didn’t have to front an extra month of rent as a deposit - which was nice! - Long Form Info - Let me start by saying that any apartment complex that can get higher than 3 stars average review is rare. I feel like most people will only leave a review if they are thrilled (an inflated 5 stars) or pissed (a vindictive 1 star). This is trying to be as unbiased as I can be and is written months after moving out. My partner and I moved to DC from across the country and apparently looked for housing too early so the only options were large apartment complexes like Capitol View. The apartment we would be renting wasn’t available for a tour so we were shown similar ones and a floor plan. The apartments we saw were plan but nice and we signed. The experience of touring, working with the leasing office, and signing was a 10/10. Once we were “in” though there were some cracks. For starters we were shown a floor plan with a balcony. When we requested and received photos of our apartment there was no balcony. We asked about this and were told that “the floor plan isn’t necessarily indicative of the apartment”. We later asked another question regarding the photos (we were trying to plan furniture) and instead of getting a response, we were resent the same floor plan that we were just told was not indicative of the apartment. It was clear that after signing in the dotted line, we were no longer a priority (a theme that would continue). That being said - realistically 95% of your life will be unproblematic in this building. It’s relatively new, the apartments are simple and efficient, new appliances, convenient web portal for rent and maintenance, and decent amenities. Certainly HEAVILY PRICED - but if you make frequent use of the amenities, it’s a fee that I guess you’re getting your moneys worth for. The issue is that in the 5% of cases, it feels like UDR and Capitol View goes purposefully out of their way to make your life hell. While living here, our apartment was partially flooded with waste water from other units. Working with the front office was HORRIBLE. They would purposefully call while we were at work, not leave a message, and then use the fact that they called to not respond to emails. I fully understand that the front office staff is working a 9-5 and keeps regular business hours - I don’t need them at my beck and call. But if I send an email after I’m off work asking some questions about the status of my flooded apartment, I’d hope they would respond during their working hours with answers rather than an email that just says “we called you and you didn’t answer”. I am 99% they do that so there is no paper trail for law suits."
"Update - in the process of moving out, I left a couple bags of clothes and furniture in the loading dock to assist the movers, who arrived 2 hours later. When I came back, the clothing was gone. Management has done nothing but ignore my emails and now will not take responsibility for the hundreds of dollars lost. I know they did not “trash” them as everything else was left in the loading dock (including a mattress, nightstands, table). Overall 0/5 stars. An overpriced and ridiculously stringent babysitter - can’t have guests at the pool, can’t access amenities after 10pm, management is just trying to nickel and dime you. In speaking with other residents, many are equally unhappy, frustrated, and looking to move. But as others have noted, management does not care about the happiness of the community and therefore they will continue to see a steady decline in the rate of applicants/renewed leases. I highly recommend looking into other apartments in the area - have heard much better things about the sense of community and overall happiness of residents in neighboring apartment complexes. Update - parking is $265/month for a reserved spot, and residents have kept spare items (totes, chairs, etc.) in their spots for years. Management just said they will trash anything left in the spots. Additionally, to receive packages, you have to pay for a package service. Can’t wait to move out."
"I have never written a review before but I am unsure of how to express my concerns since nobody from management has gotten back to me so I am hoping this works. I pay ridiculously high rent for this "luxury" apartment and I can't get my property management to return my calls, emails, or questions about the fridge in my apartment. I don't recommend this building to anyone. UDR, if you see this, please answer me?"
"The apartments do not look like the photos on the website. If you sign a lease without touring the specific unit in-person, you will likely get something very different than you expected. Leasing staff are very unresponsive and unwilling to help. *updating after living here 4 months I chose this building for a lot of reasons, but most ended up being incorrect based on what was on the website vs reality. Again, make sure you tour and ask these questions up front (my bad I guess). For one, there’s a front desk person 24/7, but if you forget your key, they won’t let you in. If you get food delivered, they won’t take it until you can walk down. They will only hold your packages for two days, so don’t go out of town when you have deliveries. My AC was broken and my apartment was 80 degrees, but because it was only 78 degrees outside, they could not prioritize my apartment and told me to open a window (my apartment doesn’t have windows that open). Took over a week to fix. My window was cracked and the rain was spilling into my apartment. They said they will try to get it fixed in the next few days (I don’t know about you, but I think a leaking apartment should be more of a priority). I wish there was a better outlet than google reviews to share these concerns, but the staff is unresponsive and does not care. Overall, I am overpaying and they are under-delivering. Save your money and find a more quality apartment."
