"I have lived at 3 of Breeden's properties Woodbriar (more than 30 years old), the Allure at Jefferson(brand new property), and Red Knot(about 10 to 15 years old). I would give them negative stars if I could. This company is a slum lord in my opinion. It did not matter which property I lived at or who the manager was on any of these properties, they are all run the same way. Breeden will exploit you as the tenant in any way possible. The properties are filled with dog waste, mice, and cockroaches. The properties are all very poorly constructed with the cheapest possible construction materials. I believe this is done so that when things do not work or fall apart they can pass the cost on to the tenant as though the tenant caused the damage. If you have a pet then breeden will charge you a monthly pet fee and pet deposit but none of this will go to any damage that they believe was done by your pet. For example everyone of the apartments I left the breeden managers tried to charge me to replace the carpet because they claim my pet urinated on the carpet. My pet never urinated on the carpet. I know this because I had cameras recording him the whole time. They always say they run a special test that proves the pet urinated on the carpet. One manager told me they just make this up as part of company policy if someone has a pet to re-coop as much cost as possible and take your deposit. Maintenance will not repair issues you might have in the apartment correctly instead they will just put a temporary fix into place until you leave the apartment and then blame you for what they never fixed. I put in close to 15-20 maintenance requests at red knot in my 3 and a half years there including for mice, water leaking in both toilets (causing my water bill to more than double for almost a year), and a water heater that leaked all over the carpet in the den and master bed room (when i left the apartment of course they requested i replace the carpet). The allure at Jefferson was brand new when I moved in and some of the apartments were still under construction. Construction workers entered my apartment 7 times after I moved in with no notice. They would just walk in my apartment because they did not realize it was occurpied and I had two small girls staying there. I would report it to management and ask management why they had a key to my rented apartment. Nothing was ever done. I once filmed a construction worker drinking a beer at 4:30 pm and driving a piece of heavy equipment around the apartment complex. I reported this to management and again nothing was done. I can go on and on with the terrible conditions or situations I dealt with at their 3 properties I lived at. I would have left after a few months at Woodbriar because I had to transfer jobs working for the military but they refused to break the lease unless I paid them over $5000 each time. That's the only reason I transferred to each property hoping the next property would be better and it never was."
"I absolutely hate to do this but I am all out of options. I moved here in May of 2023. It is an absolutely beautiful property. However, they have major rodent issues. I pay over $2000 a month for a 2 bedroom apartment that is infested with rodents at this point. I notified Management about the rodent issue back in October and I was assured that it was resolved. Everytime I was assured that the issue had been resolved, there is another mouse. I have a mouse phobia. When I first found out it was one in here back in October, I had a panic attack. I went into the office crying hysterically and asked to be moved to another unit. I was advised that I needed to pay an almost $800 transfer fee! I contacted corporate to speak to the district manager who never called me back. He had the property manager call me back to reiterate that the fee would not be waived. Fast forward today- I am on mouse number 8! I feel like I am a prisoner in my own home. I can hear them in my walls. It is super unsanitary as I have a small child that play on the floor with toys. If he knew we were living with rodents, he would be terrified as well. For this very reason, I hate it here!!! Several residents have shared their rodent stories with me as well. A neighbor gave me a bucket of poison and said she was moving out. She stated that I would need it. The only excuse that I got is that there is construction going on at the property line. However, that is still unacceptable. There’s traps throughout my house along with poison. It still is not helping!!!"
"The building beyond the lights is where I have to walk getting home at the end of the day. Meanwhile, other residents guest will obtain parking much closer than you. I pay $2,360 a month so you give me one reason why I should have to walk this distance every day… . Why should a resident be able to have 3 guest and take up parking spaces without even having a pass. There is constantly people with no stickers or passes parked overnight taking up resident parking. Walking almost 3 blocks every night to get to my apartment that I PAY for. There is no enforced towing or guest policy for this place. My suggestion would be to make guest parking at the very end of the complex and assign each resident a parking space or maybe multiple dependent on how big an apartment they rent. One bedroom gets one space and two and three get two spaces for parking. If you eliminated the amount of guests parking in these spots, you would be able to obtain this. Residents constantly have to scope out parking spots or have to pay an additional $40 for one spot. We pay a lot of money to live here and out of all the amenities you try to advertise, you dont even have not decent but not even reasonable parking. The parking is insane and unreasonable to expect someone to walk every day just to get to their apartment. Everything else has been ok but this would be the reason I tell people to stay away. If you truly want to resolve the issue, fix the parking and enforce towing or assign everyone a spot."
"From the moment we entered Red Knot leasing office, I was treated with care, professionalism, and friendliness. Heather was so attentive, knowledgeable, and welcoming. The property is well maintained, clean, and beautifully decorated. We love the courtyards, car wash, and garages. Coming home to Red Knot is a joy and we are blessed to call it home."
"I came by for information last week and what an outstanding staff this property has! I was very impressed by the cleanliness and upkeep driving into the property. Walking into the office I was greeted with friendly smiles and just made to feel very welcome! I was referred by a friend and every single thing she said is absolutely true! The leasing staff and managers were both very inviting. I do believe Red Knot will be my next home! Thank you Red knot for a great first impression !"
