"If I can leave a negative star - I would leave it and no hesitation. I used live here on the 5th floor ( which I think is the best out of all) and left after only 6 months living here: Pro: they have a garage :)) and the place is modern with swimming pool and gym. Con: - Management team is a joke with majority students so expect no professionalism when comes to dealing with documents both when you moving in and out. Front desk is unhelpful as they are students and know nothing but keep your delivery packages. - The security deposit is 150$ which you will NEVER get it back since they will use it to pay for heavy cleaning and wall painting with no upfront notification once you decided to leave the place. You will also have to pay an outstanding fee after they ate your security deposit. -About the room: the room is modern with your own big private bathroom but it is noise polluted. I asked for quite roommates as I need rest after work/school but they gave 2 frats boys who always carry friends to blow up the apartments at night --> office will ask what kind of roommates you are looking for but won't care about it. -----> In conclusion, if you love party all night, enjoy social activities and don't care much about noise or where / when do you sleep at night. Then, this is the place for you. Otherwise, if you want to study or work and expect a good rest at night --> STAY OUT OF THIS."
"~Writing under a false account bc I’ve heard of retailiation against those leaving negative reviews~ Building looks nice from the outside and was previously great to live in, although quality has take a nosedive. Absolutely disgusting building. Trash is everywhere throughout the garage and the garage entrances - literally piles of garbage bags that never get picked up. Same situation is also happening in the trash rooms. And don’t forget about our rodent friends! If you go down to the lobby, you may get to meet famous movie star Ratatouille!! There are mice in the lobby and common areas, as well as in some apartments! Sweet amenities!! And also don’t forget about the security issues. Many of the exterior doors malfunction and don’t lock, and the garage (which we pay $25/month to use) doesn’t have a gate on it. Multiple instances where myself or other residents have gotten panhandled or harassed by non-residents accessing the building we should feel safe in. And they only hire security on move-in weeks to look good for parents. Folks are literally doing fentanyl outside and then coming inside to panhandle, sleep in the common areas, or do more drugs - and nothing is done about it. Honorable mentions: WiFi sucks, a lot of maintenance issues for a year old building, maintenance often doesn’t help with these issues, and the front office is filled with people who act like they’re burdened to answer a question (no hate to the student employees though). Not worth the insane price tag. Capstone Properties (their parent company) should really take a look at how the building is being run."
"already had broken cabinets when i moved in, leasing agents never get back. no visitor parking but have a predatory towing service that will even tow your car if it’s under two hours. the rent is too expensive for how small it is- parking garage is disgusting and something is always broken in the building. randomly told me my waiver is invalid and will not get back to me on that but will def wants payment. it’s just easier if ppl stay on campus or find another apartment that’s worth your money."
"The proximity to campus is unbeatable. A short 6-minute commute makes it incredibly convenient to attend classes. The staff members are genuinely friendly and always willing to help. From leasing to maintenance, they make you feel like part of a community. There are plenty of opportunities to socialize and make friends with fellow students. Events and gatherings are frequently organized, creating a real sense of community."
"I had a fantastic experience living in this apartment building! I have lived at The Flats on University for a year and just renewed my lease. I am a student at George Mason University and I was worried that there wouldn’t be many people to make friends with. The Flats completely changed that. Every time I walk around the building I run into someone that I know. From the moment I moved in, I was impressed by the well-maintained facilities and the friendly staff (especially the property manager). The location is ideal, with easy access to public transportation and nearby amenities. The apartments themselves are spacious, modern, and filled with natural light. Maintenance requests were always handled promptly, and the building's security measures provided peace of mind. The community events organized by the management team were a great way to meet neighbors and make friends. Overall, I couldn't have asked for a better place to call home."
