"So my husband and I closed on our new home in May 2019. We were referred to an agent by the name of Helga at the Keller Williams in Town Center. Very highly recommended. She did everything very fast and seemed very knowledgeable. Our situation is a little different though. We actually found our home ourselves and just needed help closing. Everything was going well till the small details started to come into play. Details that we should of been informed of a head of time , but didn't happen and put us in a situation we are now still dealing with still today. Basically in our original purchase agreement,, it was stated that $10,000 would be provided by the seller "to the buyers" at closing for the installation of central air conditioning. Our realtor Helga arranged for a business with whom she had a pre-existing relationship to provide an estimate, to help us set up our HVAC unit. It ended up that she did not know that the contractor was not certified to do HVAC work. She actually hires out other sub contractors to do the work. So than we were obligated to work with her sub contractor because we were not informed that we had a certain amount of days to find a contractor to receive a quote prior to closing. We were told two business days before closing before a holiday weekend, which we felt that was set up so we would have to go with her choice. Plus that meant we could not get an inspector to even get into the house to even receive a proper quote. In the end we were screwed because the research wasn't put in properly to make sure her clients had a successful flawless finish. The entirety of the monies was sent to the contractor and not distributed properly. We now have to take the sub contractor to small claims. It's always the agent's fiduciary duty to act in her client's best interest. Unfortunately that did not happen here, and we are left us to deal with her mistake."
