"My mother loves her for 10 plus years. I’m writing this in her behalf. The amenities are bull! You have to make an appointment to use the tennis court which it was never like that. You can only use the pool 11-6 which is only weekends right now. So don’t even try to go to the pool durning the week. You aren’t allowed any guest at the pool. Kids, grandkids, etc. you also need to pay for a pass for the pool for every person in the house. They charge everyone upon moving out a ware and tear fee for hundreds of dollars and honestly they get away with it because no one takes them to court. The maintenance doesn’t come fix things unless you hound them 4-5 times! They charge you for carpet damage yet maintenance doesn’t even take their shoes off upon entering. Never is there any lee way if you look herself off by accident. Maintenance put holes in my walls from bringing in the fridge and has yet to come fix it but I know when I move out I’ll get charged for it.I’m shocked this place has a 2.7 rating. I bought passes a few years ago for guest to come to the pool and they will not let me use them nor will they give me a refund for something THEY SOLD!"
"DO NOT RENT HERE!!! I Lived there for three years and when I moved out they charged me for normal wear and tear and for non existing damages. I replaced all the blinds before I left which were CHEAP AF. And they added that charge as well. They also said my carpet was damaged. I HAD AREA RUGS ALL OVER THE APARTMENT and no pets. There was also a NO SHOES policy upon entering. They knew this because they were constantly contacting me about my shoes being left in front of the door. They continued to serve me papers throughout the pandemic when courts were CLOSED. AND THEN SUED ME for THREE TIMES what they claimed I owed. Fees included mounting up to close to 8 grand of not more. Now im being garnished close to 400 a paycheck when they never even wanted to work out a payment plan. Similar stories ive heard from other tenants. They are CROOKS DO NOT MOVE HERE or you will LITERALLY PAY!!!!!"
"I have so many incidents to share that showcase my love for this place but perhaps two will do for any interested renters. 1. I have a rambunctious toddler that is curious about everything. One afternoon, he wanted to see how the toilet flushes and experimented using a piece of Styrofoam he found from underneath the depths of our bed. I wrestled him out of the bathroom before he could flush, but it was too late. The foam had decided to sink to the toilet floor and make every subsequent flush a larger pool of water in the toilet bowl. I PANICKED, but I didn't have to! Calling the Maintenance team was easy, and after marking it Urgent (I lived in a 1bed-1 bath) and receiving a call back promptly, we had a fully functional toilet in less than half an hour. So grateful for the Maintenance team that day! 2. A few of my lights were very dim when I first moved in. I assumed it was just the lighting setting, and although it worked, I was not happy. One evening however, the lights were not working. I clicked the switches. Click. Clack. Nothing. Fused. Well, who did I call? If you guessed the maintenance team, you'd be correct. Anyways, this was not an urgent issue so they didn't come immediately like the toilet incident. Instead, they arrived the next morning and promptly switched out the lightbulbs and I believe changed some wiring? I'm not a technician, but my home was fully lit after that quick appointment. Perhaps I should be writing a review for the Maintenance team, not the entire company as a whole, but that would be very unfair to everyone who provided their services to us. I have to especially thank Ms. Rhonda Avery, our Real Estate Salesperson who was extremely understanding throughout the entire process, from the beginning to the very end. Rhonda was kind and professional in every instance, even when there were times I wanted to yell at myself! It's people like her, who are hospitable and welcoming, who show such a great first (and lasting) impression, that make my day. It would be a lie to say the area is perfect, and that I enjoyed every single minute. Neighbors who sometimes revved their cars loudly into the night (probably burning rubber, that loud) and leave their pets' doodoo occasionally on the sidewalk were my biggest pet peeves, but to be honest, these were tiny concerns that make no mark on the apartments themselves. My neighbors were friendly for the most part, if not a little too quiet, but during a pandemic quiet was a good thing. I'd give my neighbors 5 stars too. We're all human after all. I'll miss this place."
"Omg this complex needs to be investigated. After my lease ended during this pandemic, they added at least $55 to my rent and the management adds additional fees every year to increase your rent. Plus they also charge $250 late fee. What a joke. I regret coming here in the first place and I already got my family a brand new apartment somewhere. Not all the maintenance guys are cool, they are super annoying and over aged/old. Overall I wouldn’t advice people to live here. I should have listened to my friends when they warned about this management. I only lived here for 2 years and can’t take it no more"
"We lived in a quiet apartment in the newer side of Sutton Hill, and had a good overall experience until the end. The maintenance staff was timely and helpful, and the front desk staff was nice. However, I would not recommend Sutton Hill or any other complex owned by Value Realty because of their ridiculous fees and unwillingness to help clients. In addition to our security deposit, we paid a $1000 non-refundable pet fee plus a monthly fee per pet. When we moved out, we were referred to their corporate office when we had questions on our balance. They said they needed to replace our carpet. (We had normal wear and tear, but.. okay, fine, we didn't want to argue this.) The problem was they would not apply the money from our $1000 pet fee, so at the end, we owed them money. When I asked why they couldn't take the remaining money from the $1000 we ALREADY paid them, they said that fee was just "for the privilege of owning pets" and couldn't be touched. I would love to know what our $1000 was actually used for by Value Realty."
