"I did not live at this specific location but another property owned by Ms. Caney like Eli mentioned in his review below. Please avoid her properties at all costs. Her and her property manager are disrespectful and negligent. I’ve spoken with other tenants of hers and they share similar horrible experiences. My roommates and I were blamed for issues in our apartment that were beyond our control. When we moved out, we were charged with $900 worth of damages for things that we cleaned before we left, or for things that were in the same state that we found the apartment in. There’s more stories that I could go on with but I’ll keep it brief. College students, look somewhere else please, she’ll take advantage of you if she can. Also, beware of fake positive reviews from her friends. (Yeah it’s that kind of crazy)"
"I rented an apartment on 45th from Ms. Caney for a year and then moved into another of her properties for a couple years, a house on Kingsessing. Both places were older rowhomes but everything worked. Only problem was a ceiling leak on the third floor which got repaired. Got my security deposit back both times. Landlord is very pet-friendly - I had cats and a dog."
"I rented from Arlene Caney when I was a student and had a very positive experience. Her property was freshly painted when I moved in. She also answered my phone calls and was conscientious about maintaining the building and following up on repairs. I got all my deposit back when I moved out because I left the house clean."
"This rental property has a host of serious structural issues including squirrels, persistently leaky roofs, poor insulation, and two separate and inefficient heating systems. In living there for two years I had a continuous and terrible back and forth with the management, who would consistently try to blame the tenants for these issues which are obviously not created in the course of one tenancy, and attempt to avoid fixing things when they break. The landlord was also hard to reach, often blatantly disrespectful to tenants (even pushing one once), and deducted almost half of the security deposit after moveout. I would highly suggest not renting this property, and avoiding other properties managed by this landlord, which include 433 S 45th St, 3943 Lancaster Ave, 4001 Spring Garden St, 4325 Baltimore Ave, 4609 Kingsessing Ave, 4611 Kingsessing Ave, 4707 Hazel Ave, and 4719 Hazel Ave."
