"Im not one to leave reviews but this one felt necessary. We hired this company to manage a portfolio of rental properties for us. We thought this would take some of stress and issues off of us and give us peace of mind. That was far from the case. They made mistake after mistake after mistake. They lacked communication with us. It could takes days or weeks or never get a response to important information that was needed. They couldnt get anything right from not charging damage fees to tenants, to paying us the wrong amount. The list keeps going and going. The feedback we got from tenants was about 50/50. We had some threaten to leave if we didnt get rid of them. Tenants were fed up with the nickle and diming they did on them for how they paid rent. They charged us fees for taking our tenants that the failed to manage to the magistrate. They let rent build up past 2-3 months and then would ask us if they should take them to magistrate. We gave them copies of our leases and rules and told them we wanted this included in there lease when it was time to renew which they failed to do and ended up costing us money. They never asked us to hirer a contractor to fix the one apartments dryer (which was in our lease that we were not held responsible to pay for repairs) and he came out and fixed it for around $300. Why even fix it at the price when you can buy a new one for a few hundred more. They failed to perform inspections when tenants moved out. When we would walk in the unit ourselves we would notice damage whether it was holes in the walls, or broken items, or items left behind and they would give the tenants their whole security deposit back. When we asked how could they miss this damage they said that the account managers are still learning and dont know what to look for. What a professional response for a company that is suppose to watch out for our best interest. They gave us a around $150 credit which was less then the damage. They do not take responsibility or accountability. It seems to always be our fault rather then apologize and correct issues. I could go on and on with the mistakes and excuses. Since we have terminated services with them and switched to a different property manager we have not had any issues and our tenants have been happy with the software and communication."
"I've rented with Arbors for about a year now, and it has its pros and cons. Pros: The online portal is easy to navigate, and it allows you to make maintenance requests online. It also keeps a handy ledge of all of your payments/charges, and stores all associated paperwork for the home. They contract with quality workers for all maintenance as well. Cons: Maintenance requests take a while to be fulfilled (sometimes well over a month), and they aren't great about contacting everyone on the lease when something needs to be done. As a result, multiple calls have bounced off of my roommate's phone before anyone contacted me. Communication is a little murky, and it can be tough to understand who your agent is, or to feel like a valued leaseholder. If you get a new roommate, the standing leaseholder is required to re-apply and pay all the associated fees, which is very frustrating when you've been living in the apartment and paying rent for over a year already. The property we live in also has a lot of outdated fixtured, and the wiring in the kitchen can be faulty. Despite this, we experienced a rent increase. That said, these are fairly common complaints for renting anywhere. All in all, I wouldn't avoid Arbors in the future, but they're not the best company I've worked with as a renter."
"I've only rented with Arbors from September 1st 2022 until June 30th 2023 because the property I'm renting is under new management. My experience with them was great. Maintenance always came and did their job. The communication with management was fine and paying rent from my own perspective was flexible. I would be interested in renting another property from them in the near future. It's a nice management to rent from if you need a starter home or apartment"
"As a renter the best part about Arbor Management is the online portal. It’s very easy to pay the rent and even easier to request maintenance when needed. So far the responses have been quick and maintenance issues have been rectified in a timely manner. However they could have done a better job making sure the home I’m renting was clean and up to par prior to my move in date per my request. Instead the cleaning was left to me and several maintenance request had to be made after moving in to make the home comfortable and safe. I’m pleased to say that every Maintenance request was fulfilled and my baby boy and I now live in a beautiful clean home. The neighborhood is safe with friendly neighbors and close to family."
