"Today I applied for a unit at 800 Kenilworth Ave NE I had the pleasure out of all the properties I have visited in past 2 weeks to meet two wonderful knowledge young ladies who were very professional attentive respectful understanding polite I can go on and on and on also with great multitask skills something I haven't seen in a long time whether this property accepts me or not these two young women Miss Jackson and Blanca are amazing outstanding employees departing I felt very welcome"
"Attention all consumers, I feel compelled to share my disappointing experience with Tim Chapman, the owner of Chapman Management. My name is Amr, and I had the unfortunate encounter with Tim when he called me back in September. We were an approved vendor with Chapman Management, providing services for apartment trash outs and bulk trash removal. During our conversation, Tim apologized and promised to promptly issue a check to resolve the outstanding payment of $9815, as the collection agency had already contacted him. However, it has been seven months since the outstanding balance started, and three months since our call, yet Tim has failed to fulfill his promise or even respond to my subsequent attempts to reach him or the collector. I have personally visited his office multiple times, only to be met with excuses from his assistant, who claims he is never available. It is evident that they are playing an ugly game and deliberately avoiding their responsibility. To provide further context, I want to mention the properties that Tim's company, Chapman Management, is associated with. These include the previous name Lotus Apartments, which is now known as Boundary Stone Flats, The Greys on Pennsylvania, and Maple View Flats. In a disturbing turn of events, I discovered that Tim and his team have removed the address and website of Chapman Property Management from the internet. Instead, they now operate under a company called Bruno Clay, which conveniently shares the same address. On their website, it states that Tim Chapman is the president of Bruno Clay. This level of unprofessionalism, deception, and lack of integrity is truly disheartening. In light of this, I am left with no choice but to share my experience publicly. I will be leaving negative reviews on every company associated with Tim, including Bruno Clay, and all the properties owned by Chapman Management, such as Boundary Stone Flats, The Greys on Pennsylvania, and Maple View Flats. Additionally, I will mention Kelly Collins and Jeff Castillo, who seem to be involved in this unfortunate situation as well. I regret having to resort to such measures, but after seven months of outstanding balance and three months of being ignored and deceived, it is clear that Tim and his team have no intention of resolving this matter. I hope that by sharing my experience, others can be spared from the frustration and disappointment I have endured.""
"Same SLUMLORD that owns maple view flats & the grays. Terrible conditions- this building needs to be demolished. The people LIVING here need to sue. Right when I walked in the entrance door, I was slapped with the smell of dead rats. I could not make it to the leasing office because I was puking. It was THAT bad."
"Three years ago, I posted a review with the hope that things were going to change and move in a positive direction under the new management team and this didn't happen. Now I realized that management can change year after year but if the owner of the building is not willing to fix up the building properly than you will run into the same problem rapidly and this is what's happening at Lotus Square Apartments. This building has over $500,000 in housing code violations. Currently, we have water leaks, bad plumbing problems, rats ( bad rat smell for over a year now), cracks throughout the entire building inside and outside, roaches, mushrooms growing on the first floor, condensation throughout the entire building, homicides, car thefts, broken doors and cameras, and no accountability. This can not be made up. Come check out our building for yourself. Management uses air freshener, bleach and fabuloso to cover up smells when they no inspectors are coming. They are no having contractors paint when inspectors are coming too. The building shakes when trains or heavy automobiles come through. Some people doors are unleveled and have dips and cracks in their unit floors. Something has to give and this building needs to be closed for the ventilation system is horrific and not to mention you can smell the rodent smells on both elevators with no ventilation. This building deserves no stars. I'm so disappointed with the ownership and management company which is Chapman Management."
"I’ve been at this apartment for 6years and watch it go down hill!! This building is infested with mice. It smells like a dead body upon entering. My outside windows have yet to be cleaned since I’ve been here! They use cheap appliances that stains easily. This is supposed to be a secured building but yet the doors are never working properly, homeless people stay in the the stairwells!.my car has gotten broken into and they done absolutely nothing about it.All the cameras is the building don’t work. They brought a ring camera to use for the front entrance of the door. I’ve been asking for almost 2 weeks now to get something in my apartment fix and all the can say is we short staffed or call the emergency maintenance. The elevator door takes ten min to shut closed before it goes to another floor. The equipment in the gym is definitely a joke and only one treadmill works.! This building is a joke. All they do is patch things up instead of buying new appliances and complain when they have to come back and fix it again.It’s no way my rent should have went up 3 to 500 dollars within a month of time. The amount of rent I pay is freaking insane for the way that I’m being treated and how poorly this building is being taking care of. If I come to them with my rent late a day behind it’s going to be a problem, but they can’t fix nothing on time. If I could rate this no stars I will!! I’m fed up!!"
