"As other customers have warned, it is strongly advised to stay away from this company's properties. We had the unfortunate experience of living in Avalon at Arlington Square in Arlington, VA. The office staff is severely underqualified for their positions in management. They fail to respond to emails or phone calls, and even when approached in person for assistance, their staff lacks the knowledge to answer basic questions or the manager is always conveniently unavailable due to meetings. We are currently pursuing legal action against them for the emotional damage caused by the prolonged neighbor harassment, which the office staff irresponsibly ignored. The harm has already been done, and our children have been affected as well. The only way to protect yourself from this company is to refuse to sign any contracts until you have a written and signed agreement that aligns with the information they provided during the moving-in process. They consistently provide conflicting information when speaking to them directly, and when asked for written proof, they redirect you to various unresponsive offices or individuals. Their tactics are nothing short of a scam, especially if you are not familiar with their deceptive methods of trapping you into their agreement.I’m"
"The garage at Moasic has been broken for over five months. The leasing office continues to send out bogus emails saying that it will be fixed but it never happens. This has lead to many cars being stolen from the garage along with my car being broken into and the dashboard being ripped out causing 5300 dollars of damage. I spoke to the leasing office in person and they couldn't care less. NO ONE IN MOASIC AVALON SHOULD HAVE TO PAY FOR PARKING UNTIL THE DOOR IS FIXED AND SHOULD BE REIMBURSED FOR THE LAST 5 MONTHS WORTH OF PARKING. The negligence of this place is sky high and unfortunately without any consequences for them. They know people are having their cars stolen and broken into and yet they do nothing about it. The garage needs to be fixed immediately to stop these low lifes with no job stealing and damaging the vehicles of hard working people."
"ZERO STARS My community manager asked me what he should do... and that it's not his "Responsibility" to ensure packages are not left in the clear path of a fire exit...and that he can "only ensure boxes are not impeding the way when he or staff is there"... completely neglecting that it's his responsibility (as the community manager) to come up with a system and instructions to ensure the safety of its residents. His failure to see safety implications and the "matter-of-fact" tone was highly disappointing. This is not about me; this is about the safety of my neighbors, who have all voiced complaints about the safety implications of the packages blocking a fire escape. I would love to know if this is your corporate stance of how resident safety & abiding by VA State Law & Federal Law for Fire Safety do not fall into the responsibilities of a Community Manager. also tried to submit a notice via the "Contact Us" legit you cant contact them. The page breaks every time... Laughable.."
"AvalonBay owned the building I currently live in prior to its recent sale—a fairly expensive and nice building in suburban Maryland. Before the sale, the company was slow to respond to requests, but once the sale went through, AvalonBay completely abandoned the building; we didn’t even know the name of our property manager, as more than three had cycled through within a year. Automatic doors were broken, access to the indoor garage was broken, windows leaked during rainstorms, there were regular floods, elevators regularly were out of service in a 21-story building… now the company that bought them out is doing their best to fix the mess AvalonBay left after their departure, including years of “band-aid” “solutions” to problems. I wish there were a way to hold them legally or financially responsible for the complete dereliction of duty while charging absurdly high rents. Do not move to any Avalon property."
"Beware of their well-known move out scam. They will use any justification to charge you for a full carpet replacement. In my case, there were some indentation in the carpet due to a chair. Not damage, just slight indentations, which would leave in time. They used this as a justification to charge over $1.3k for a carpet replacement. I inquired as to the charge and they sent over photos of the supposed “damage”, which was, again, just indentations. I called the agency they use to handle their unjustified bills, AvalonBay, and they said that there was nothing they could do. Once the invoice is sent, it is a done deal. They will then send you to a collection agency within less than 2 weeks of them issuing their bill and then their scam is complete. They efficiently were able to get a tenant to pay for a update to the apartment that is the complex’s responsibility. Again, this is a well known scam that they pull, and if you are looking to rent, you will pay for a carpet replacement, regardless of damages."
