"My mother in law resides at Willow Manor At Fair Hill Farm in Olney Md. She passed away we got a call for next of kin from property manager Tracy she knew my husband was listed as emergency contact. We went way to MD to handle her estate to not be let in. The manager had the nerve to say you can’t get she has no WILL. Now why would a manager assume she has no Will which is none of her business. She provided Hippa information regarding her medical records but wouldn’t let us in her apartment knowing he is her only heir. Had to get the police involved and the VA when she knows my mother in law listed her son as next of kin.."
"Their Pikeswood Park location is ridiculous. I DO NOT RECOMMEND LIVING HERE AT ALL. I’ve been living here since June 14th 2021. Let’s start with my original move in date was supposed to be June 12th 2021 but for whatever reason they didn’t handle on their end delayed my ability to move in causing me extended fees on the moving van and my helpers. Also while the leasing office manager Stephanie was trying to find out what the hold up was on my actual moving day and she finally got who I’m assuming was the property manager (after calling so many times) on the phone (don’t remember her name) instead of rectifying the situation she said and I quote (I know because she was on speaker) “she shouldn’t have been approved anyway” not sure how that’s the case if I had a co signer, but whatever. Since then it’s been a constant mice issue, the walls are so thin here you can hear the mice digging in the walls, the toilet and the bathtub are always clogged up, the building is extremely out dated, the hallways always stink, there’s only one washer and dryer per floor, but rent continues to go up 3% every year. My most recent issue started when the neighbors right next to me moved in at the end of 2022 with the constant noise and playing loud music. It started with the guy waking me up almost every morning between 6-7am rapping over and over as if the apartment was a recording studio. Then it has been constant loud music coming from a speaker (that I have seen myself from the patio door) playing early in the morning, could start between 5-6am or late at night, could start between 9-10pm and carry on until 3-4am all throughout the week almost everyday for all of 2023. Stephanie the leasing office manager and Renee the leasing office assistant has been made aware more times than I can count and nothing has been done. They have been told so many times, I have called and told them both numerous times, I have hand written two complaint letters (per their request, that I mistakenly didn’t make my own personal copy of but was told by Stephanie that it is in my file), had Stephanie come to my apartment to hear the noise for herself, sent several emails with video proof (with NO RESPONSE), sent texts with video proof to Stephanie’s personal phone number (with NO RESPONSE) and all I get is the run around from Stephanie and Renee, and was told “we can’t really do anything if you’re the only one complaining” or “I thought they stopped since we didn’t hear from you”, if I have been complaining all year why in the world would you think the noise stopped? I’m the only one who shares a wall with them of course I’m the only one complaining. Anytime I ask for an update I get the same response from Stephanie who says she will speak to the girl tenant whose name is actually on the lease, but the guy tenant isn’t on the lease or she says she will talk to her boss who I assume is the property manager, but nothing happens. I was asked by Renee to write a 3rd letter (assuming she FORGOT about the first two) which is why when I call the leasing office I just ask to speak to Stephanie because Renee acts like she doesn’t know what’s going on even if she was present for half of it. The loud neighbors also got a dog just as loud as them, who I assume they didn’t tell the leasing office about at first because when I told Stephanie, she told me they told her the dog was gone. Top it off I was sent a late rent complaint on 12/08/23, our rent is due the 1st of the month and is considered late the 5th of the month. I paid on 12/08/23 at 7:08am (still late I know) BEFORE they delivered that notice in the AFTERNOON, and I think it’s funny they can send me a complaint for payment three days after the considered late date but hasn’t done anything about the noise complaint they’ve known about all year. Overall, living here has been terrible, don’t waste your time."
"I have been a resident in Clare Court Apartments for over 15 years, it was once a very nice place to live, but I’ve watched it progressively decrease in quality and services. The latest problematic thing is the coin operated washing and drying machines. For example, the larger dryer has not function in 3 months. As the 2 washer, there’s only one basically that’s working, because the smaller one takes your quarters. Twice I tried to contact the vendor about these issues. First, they lied and said they would send me a check for the $5 I lost in the washer and dryer. Next, the manager-Mrs Ringgold, don’t seem to have any influence in dealing with the contractors; or more aptly she doesn’t care. It is winter, and I don’t have the means to go out for laundry. Since this is an intricate part of my life, I purpose having a pickup and delivery service do my laundry each month, I have looked into service options, and the least expensive ones are $40 a month. If HUD is prepared to decrease my rent by $40 (which I pay 1/3 of my already fixed income) I can start subscribing for this service as soon as 2024. I see no other alternative. I am 75, and wheelchair bound"
"This management has recently taken over Smallwood Gardens and service and property management have been horrendous! No one answers the phone, the new team members including management seem to have no experience in their roles . Causing disruption and delays in areas that were managed fine prior. The most current issue out of the many:We are in week 2 of no trash pick up on the property. New management has allowed trash services to stop without a plan of action ( private contractor) leaving the residents to live with these trash conditions . Pest control already visits the property every 2 weeks for roaches and mice . I'm sure this trash overflow doesn't help . Meanwhile grounds have been picking up the trash around the property , valet trash services picks up trash sometimes (not as often as residents pay them to), placing it on or beside the overfilled dumpsters. Plus people outside of the community constantly dumping their trash and furniture at the dumpster doesnt limit the amount of overflowing trash not being picked up . Among other miscellaneous items, we always have shopping carts on the property that management do not try to return or remove. We desperately need new management"
"This company bought the apartment building that I was living in in 2020. They have raised the rent by $150.00 each year since. As a result the building is mostly empty. They renovated some of the empty apartments. They have not given any word on when they will be renovating the current residents apartments. Our raised rents are what's paying for the renovations. On top of that, they haven't emptied the dumpsters in a month. The parking lot smells like a dump. It's disgusting!"
