Renters Warehouse - DC Nova Property Management

"Let me start off by saying, if I could leave 0 stars I would. I don’t even think RW deserves the 1 star. Let’s start off with the RW agents first. I have worked with a lot of real estate company agents in my line of work so I know what the standard of a good agent should be like. However, I have to admit RW seemed to have hired the most incompetent group of agents I have ever worked with in my life (Linda Rhoades, Ricardo Servin, Roger Andrade). Sadly I believe this incompetency comes head down from the owner/president Sheila Scholl, I have had the not so pleasurable experience to have been contacted by her directly a few times in the past and let me tell you she is no better than her agents unfortunately. My biggest gripe with this company is how hard it is to get in touch with any of their off-shore agents, it does not seem like they have set working business hours as they like to get back to me when it's most convenient for them but best believe by close of business day they are even more unreachable. The times that I attempt to call and leave numerous messages the line just rings continuously (Accounting, Service, etc.) or they just simply never get back to me until i start to hound them. If and when they do get back to me regarding my inquiry, most often than not the work order or request still has yet to be completed and the cycle continues where they would have to follow back up with me, again most likely not, it's usually crickets until i start to hound them again. In short, it is like pulling teeth getting these agents to do any form of real administrative work. As far as screening for tenants, I have used RW for roughly about 4 years now and I do not believe they run as thorough of a background check on potential tenants as you would like for them to or at all, they practically give apartments out to whomever applies it seems like. I know this because 4 out of 4 of my tenants have been possibly the worst tenants imaginable, i.e. think of tenants from hell, late rent payments or non payment, they do not care for the property (what I have seen after a move out it is practically in unhabitable conditions), every time I had a tenant move out that RW has screened they have all trashed the property and skipped out on paying for damages, some of the tenants would not even bother to remove their belongings and just simply move out leaving their trash everywhere in the property for cleaners to have to clean their dirty drawers and filthy belongings which was such a shame. With that being said, I do not think RW's inspector Brian Creamer actually does a proper move out inspection with the tenants on the premise considering the state they just move out the properties in; I am more than certain he simply does the move out inspection on his own time after the fact that the tenants have already left the premise in shambles. What was strange was one of the tenants actually had his father as a co-signer and when the tenant stopped paying rent completely I had asked RW to step in, RW agents had simply told me that the tenant and his father do not pick up their phone calls nor respond to their emails and that there was nothing that they could do further. I do not even think RW sends these people’s information to Debt Collections as it felt like every time I had these incidents it felt like a “Better luck next time!” from them. In conclusion it seems like RW is property management that does not care whether the tenants pay rent or not, cause damages to the property or not, squat in them or not, as long as they get their cut: tenant placement fees and monthly maintenance fees. All in all, as a landlord if you have rental property(ies) and are thinking about using a renter management company to use for their services, I would not walk away but RUN AS FAST AS YOU CAN from this one. Trust me on this, they will make your life a living nightmare. On another note, something else to think about as a potential tenant if the experience was this bad as a landlord I cannot even bare to imagine what it must be like as a tenant using RW."

"We worked with ROGER who is the worst stuff ever. We wanted to lease one of the property and everything was fine. We signed and paid first month lease, security deposit and app fee. I called Roger before 3 days to moving there and he told me that owner wants to sell this house and he gave up to lease it to you. I was shock because we have 3 days to find another home.. He said we will refund all your expenses in this period but he did not even refund back our app fee yet.. We are still waiting 129.99$ back since September. Really unprofessional company and their employees suck.."

"Stay away these people!. They canceled our lease 3 days before move in date for a stupid reason like "homeowner changed his mind". They refunded our security deposit but not the application fees. This caused us more than thousand dollars since they cancelled it 3 days before move in date. I asked Roger to refund the application fees many time but he doesn't even answer. It's was a terrible experience, this company is just wasting time and money..."

"I had a wonderful experience renting out my property with Renters Warehouse. They took over the rental process after my wife and I wasted weeks with another management firm that was terrible. I expressed my concern about the time wasted to RW, and they were able to not only re-list my property quickly, but they were able to secure tenants as well. We are very pleased with our experience and will be using RW for future properties!"

"The worst service I have ever experienced. Finally found the home I wanted and went through the application process and got an approval. I was to be awaiting the lease at the close of business day on Friday 08/25/2. I never received the Lease email or an update to what was going on the entire weekend. And after following up with multiple agents w no response I finally get a text back from Roger letting me know he dropped the ball and another agent submitted an application underneath me without any communication after my approval and lease documents being sent over for signature. He then tried to blame it on it being the owners decision… I even took out renters insurance based on the word of the agent of me moving in the property on 08/30/23/ I was lied to and now have lost out on my other options because I trusted this company to do their jobs. A waste of time money, and energy… Do Not Waste Your Time W Agents Who Dont Care About You Or Put Your Well Being into consideration.. Bad Business all around.. And now I’m back at square one researching properties that have no value or substance because I trusted the Agent Roger to do his job, and then laughed in my face when he knew it was his mistake. Total disrespect… And if the business is this bad in the beginning just doing contractual work, I can only imagine what their service is like if you actually need help from their property management or any maintenance related issues.. A Total Joke… Look Elsewhere and save your sanity… Never experienced service like this with any reputable agent…"
