"PLEASE protect yourselves from this disgusting, unsanitary apartment complex. Living here is literally like moving in with cockroaches and mice. It is the most appalling apartment complex I have ever lived in. If I could give it a 0 out of 5 stars, I would. Just a terrible experience overall."
"The only positive would be the neighborhood; Mt. Pleasant is quiet most days, has a farmer’s market and a handful of awesome shops and restaurants. Park Pleasant is just not a good place to live. I received my welcome packet and moving checklist the day before I moved in at 4 PM. The unit listed on the package was different from the one I signed to move into. The office said most units were identical, so it wasn’t much of a difference. The welcome packet said that I owed $0 on move in day, but when I get there, I had to pay several fees totaling around $2000. I had the money, but the fact that this amount wasn’t put on any prior notice is an issue. The air conditioner did not work when I moved in last September. I put in a maintenance request to fix it, the request was accepted and marked as “completed.” I didn’t need it in the fall, but when the weather warmed up on the Spring, the AC wasn’t working. It turns out it was never fixed at all. I put in about a dozen maintenance requests afterwards; all of them were approved and marked complete, but the AC was still broken. I also emailed the management office directly, asking why my requests kept getting approved if nothing was fixed. No response to that, but I was told that since this counted as an emergency, someone would be by to fix things in a few days. After about two months, I spoke to maintenance directly to get them to inspect the apartment. It was around 85 degrees all day most days with no relief. He checked the unit, realized that a part was missing and had to be ordered, and provided me with an external AC unit. It leaked on my carpet, but at least it was cool. By the time the AC was fixed, it was early September. I no longer needed it. Park Pleasant insists on sending important information through MAIL. Not email, not phone calls, but notices posted onto your door. If you’re out of town for some time, you will miss crucial information that could result in fines or further penalties. Sometimes the office will be closed during normal hours. You wouldn’t know unless you went into the leasing office and saw the note posted on their front door. No emails or announcements at all, even in the case of time sensitive information. You will always have insects. The bug inspector comes through from time to time. Before they can inspect anything, residents must deep clean all of their surfaces and remove everything from cabinets and storage spaces. Basically, leave all your kitchen items on a table or on the floor. Management posts paper notes on your door THE DAY BEFORE the inspection is supposed to happen. If you’re out most of the day for work, you won’t know about the mandatory inspection until you get home later in the evening. Again; they don’t use email or phone calls for anything. The inspector also doesn’t always come through. Several times I cleared everything out as instructed, but no one visited my apartment to check for bugs. Small critters end up everywhere, regardless of cleanliness. Glue traps help a little bit, but beyond that, if you are in a basement apartment, you’ll have bugs all the time. Management does not care about the safety of the residents. The front door lock was broken for 5 months, meaning anybody who walked by could just get into my building. I sent in several maintenance requests for this—all accepted, all marked as completed. No one fixed the lock though. I emailed management and was told that they were “upgrading to a key fob system” so they were “working on a solution in the interim. These things take time.” During that time, residents had multiple packages stolen. People experiencing homelessness would just hang out in the lobby or laundry room. Overall, living here was a terrible experience due to management’s inconsistency and disregard for safety."
"The New staff in the office is the best we have had in YEARS..... Chris is very assertive and helpful. Carlos is the man when it comes to getting things fixed. We had a maintenance guy there before I won't mention names and he did absolutely nothing. But when Chris and Carlos came on board stuff started changing for the better. I just wish the other residents would give them a chance. It hurt my heart to hear how some of them treat Chris and Carlos. Some people are just miserable."
"I have been visiting my relatives who reside at these property for over 20 years now, i witnessed that management does not do any improvements or repairs for existing residents who are loyal and decent even in these circumstances. When i asked why they live with all these problems, they told me they have complained to management for repairs several times and still no repairs to their bathroom, bathrooms look horrible which i wouldnt even use as a dumpster, its very bad unlivable , kitchen is always full of roaches and mice problem all over the building, management is quick to raise rent without making any improvements, residents should report the bad management practices to DCRA, this is a health hazard issues. They could not pay me enough to live there. Management needs to improve the living conditions in each apartments asap."
"DO NOT CONSIDER LIVING HERE, UNLESS YOU LIKE ROACHES!!! I was in a pinch and needed to find a place to live quickly in DC, so a place with a month to month lease seemed ideal. Unfortunately, this was a big mistake. I first started seeing roaches a few weeks after moving in, despite having a very clean apartment. After speaking with an exterminator that came by twice per month, he informed me the problem had been going on in the building for several months before I moved in. The exterminator also told me there was an underlying problem where the roaches were able to get in the building that was not being addressed by the management. DO NOT LIVE HERE! There are plenty of other options in the area."
