"It has been nothing but suffering the three years ive lived here. Do not live here! They are so shady and will screw you over!! There are mice! There is no manager. Do not sign here. You’d be better off living in your car. Filthy apartments. That is our trash everyday. It attracts mice and rats and bugs but nobody cares. No vivas aquí. se aprovecharán de ti. RUN FAR AWAY FROM THIS PLACE. Do not trust them with your hard earned money please. Ive never experienced such a slimey company in my life. They will act all nice so they get you locked into their awful apartments but then will treat you worse than garbage. I have never been so inconvenienced in my life. I have spent dozens of hours of my life trying to fix their mistakes. They will take anything except accountability."

"if there is a way to leave a review with no stars i would. but i wanted to share my experience with anyone who is looking to move here. First off the management staff is rude and does not help when you need them. Maintence is always hanging around not doing anything but not doing anything of the things you need from them. For the last 6 months of my lease, i have had a mice infestion. I have caught and killed at least a dozen of them. They send pest control once a month but that is not enough. I can show pictures and videos of of the mice. Also, We asked to be moved units because this was getting unhealthy for my 2 kids. the last thing we complained to them was mold all over the vents. Still nothing was done. If you are thinking of moving here, DONT! They don't care about their tenants. they do not follow their half of the lease agreement unless its convenient for them."

"This review is meant to shed light on the terrible experience my family and I have had with The Fields leasing office, particularly the assistant manager, Alejandra Magallanes. It is disheartening to share our story, but it is crucial to bring attention to the discrimination against citizens who are presumed powerless due to their economic situations. Our hope is that the management will take notice and rectify these issues promptly. Unfortunately, our experience thus far has been nothing short of a nightmare, prompting this review as an attempt to ensure that the management addresses and resolves these issues. We submitted our application for an apartment at The Fields on June 3rd. On June 8th, Ms. Magallanes contacted us with an update. There was a notable shift in her tone and approach towards us. She informed us that despite having the HOC voucher, we needed to provide evidence that we could cover apartment fees, electric bills, and other expenses. As a freelancer, I had submitted invoices as evidence of my income, but Ms. Magallanes dismissed them, stating that they were unacceptable. Instead, she offered two alternative forms for verification: one stating zero income (which contradicted our circumstances) and another indicating recurring financial gift from a family member. We submitted these forms on June 20th. Over the next weeks, we made multiple visits to the leasing office and placed countless phone calls, only to encounter frustration and disappointment. The phone line would often be disconnected, and the office appeared to be closed. During this period, we were forced to explore alternative apartments due to the urgent need to secure housing. To our dismay, we discovered that no apartment complex in Rockville City was supposed to accept the HOC voucher without it being ported over through the Rockville City Housing Commission, a process that typically takes 2-3 weeks. Ms. Magallanes failed to consider this crucial information while putting us through unnecessary form-filling and delays. When I emailed Ms. Magallanes to discuss the issue, her reply requested my phone number, despite it being clearly stated in the submitted forms. She then proceeded to inform me that it was our responsibility to know about the voucher porting process. Furthermore, when my husband visited the office, Ms. Magallanes told him another excuse. The primary concern in this case revolves around Ms. Magallanes' complete disregard for the HOC voucher throughout the entire application process, which is a crucial and mandatory step for any HOC applicant. Denying an applicant based on the HOC voucher is illegal, so the question arises as to what circumstances would lead to its refusal or non-consideration. While Ms. Magallanes asserted that it was our responsibility to have the voucher ported over (which is indeed true), it is worth noting that other apartments in Rockville (at least the four others I contacted) prioritize the transfer of the voucher before requesting the completion of the application and payment of fees. This demonstrates that they do acknowledge the voucher, in contrast to the evident lack of consideration shown here. The failure to address this fundamental aspect of our application is truly perplexing. Instead, Ms. Magallanes placed undue emphasis on demanding additional documents to demonstrate our financial ability to cover expenses, disregarding the fact that the voucher itself significantly contributes to the rent. It is now almost August, and with the start of the school year approaching, we find ourselves still living at an Extended Stay facility, draining our finances. Meanwhile, the Fields leasing office has completely dropped the ball on our application, failing us at every turn. Through this experience, we have been subjected to discrimination, neglect, and misinformation. We implore the management of Fields to take immediate action to rectify these issues and ensure that no other family has to endure such a harrowing and unjust treatment."

"It was a really great experience visiting this leasing office. I had a tour with the property manager Angela and she was professional and very thorough. I was surprised at how knowledgeable she was when she explained Tax credit to me as I’ve never heard of that program. I look forward to renting here in August.."

"First I want to thank Alejandra and Angela and I might be missing another person for being amazing! They are exactly what the office needed. They are super professional friendly, and you can go to them for any questions or concerns. The ones from before were barely in their office and I don’t know the name of the gentleman from before but whenever I had to ask for anything even simples things it seem that he wouldn’t communicate with the his team for an example if I needed to put in a maintenance request I don’t even think he would communicate with them to the point where I would have to just do it myself but thank goodness the maintenance crew are such wonderful people. They are friendly and professional and if you see them walking around, they will communicate with you and ask if it’s a good time for them to go into your apartment to do the maintenance request or even check to see if everything was fine after the maintenance was done. It’s about to be my second year here."
